VAL VISTA LAKES GILBERT AZ sub community Lakeside     Lakeside is a sub-community of Val Vista Lakes in the 90 year old Town of Gilbert AZ. BANK PRESERVATION CREW STOLE MY STAGING MATERIAL       CASH FOR KEYS I completed a Cash for Keys on an REO where the owners were still in occupancy. It was an immaculate upscale home in Gilbert AZ near Val Vista Lakes where I live. The owners were appreciative of getting $2,000 for keys and leaving the house clean. They left it in immaculate condition. My wife and I had some staging material for bathrooms and kitchen, and since this was a nice home, I felt it would help to sell fast with some staging. However, I guess that's pretty much the same across the country now. But, there aren't many places to go, when you gotta go. I suppose you could go in one of Val Vista Lakes 4 lakes that have beautiful waterfront homes in gated communities. But then you could get arrested for indecent exposure. Val Vista Lakes also has this large water feature on the corner of Val Vista Drive and Baseline. But it's on a very busy corner on the north west corner of Val Vista Lakes. Wells Fargo Wants Fiduciary Duty From Agents?     Attorney Ron Ballard wrote an article discussing a Wells Fargo Listing Addendum with this language:   “It is the listing agent’s fiduciary responsibility to present the highest and best offer to the servicer.”   I question whether this language would hold up in court. The lender is the beneficiary and cannot sign a purchase contract. Only the mortgagor can sign a contract to sell. The contract, when signed by buyer and seller, is contingent upon  lender accepting the terms. Lender can accept, negotiate, or reject.
