Recently, I was tagged in a comment on a Facebook page for NAR GREEN Designees that posed the question - "Are solar panels less efficient when they are dusty?"  Several agents commented without a definitive answer. One agent who is continually searching for correct answers and articles tagged me in that feed.   Being asked questions is a great way to share knowledge, but also to catch up on research.  As with any real estate related question, accurate answers backed with research is the only way we should be answering.   Energy related information is constantly evolving and staying up on this topic is a constant effort.  With real estate being the primary focus for my business, energy efficiency research can sometimes take a backseat.  But not today! As a solar homeowner, I can testify ...

We all see human interest stories besides all of the regular industry reading common in most professions.   Lately, news has become negative so a lot of us have tuned out teh news.  But recently, good news was delivered courtesy of "This Old House" and reprinted by the Phoenix Business Journal.   This was a bright spot and definitely worth sharing!  Apparently, "This Old House" ranked Scottsdale, Arizona as the top city to raise a family.  While the number of households raising families is shrinking, opportunities in Scottsdale have been escalating.  Fascinating news for someone from the Midwest.  The Midwest is often touted as a great place to raise families, so you can imagine that this headline caught my eye!  But I think it's truly a city for everyone, not just families. The article...

Your credit score plays a big role in the homebuying process. It’s one of the key factors lenders look at to determine which loan options you qualify for and your terms. However, a myth about credit scores may hold some buyers back. The Myth: You Need To Have Perfect CreditAccording to Fannie Mae, only 32% of potential homebuyers have a good idea of what credit score lenders require. That means two-thirds of buyers don’t know what lenders are looking for – and most overestimate the minimum credit score needed. The Reality: Perfect Isn’t NecessaryBut the truth is, you don’t need perfect credit to become a homeowner. To see the average score, by loan type, for recent homebuyers check out the graph below:There is no set cut-off score across the board. As FICO explains:“While many lenders use ...

Mortgage forbearance - Let’s face it, life can throw some curveballs. Financial struggles can happen to anyone, whether it’s a job loss, unexpected bills, or a natural disaster. But here’s the good news. If you’re a homeowner feeling the squeeze, there’s a lifeline many people don’t realize is still available: mortgage forbearance. What Is Mortgage Forbearance? As Bankrate explains: “Mortgage forbearance is an option that allows borrowers to pause or lower their mortgage payments while dealing with a short-term crisis, such as a job loss, illness or other financial setback . . . When you can’t afford to pay your mortgage, forbearance gives you a chance to sort out your finances and get back on track.” A common misconception is that forbearance was only accessible during the COVID-19 pande...

Trying to think back to the best Christmas Gift I've ever received wasn't very difficult.  In fact, it came to mind within 20 seconds!  At my age, I have everything I need.  Why would I want for anything?  Well, except a trip to Ireland and having ALL of my daughters and their families in one place for the holidays!  Seriously, my daughters wouldn't begin to try to know what I need or  surprise me with something I needed or wanted.  We all live in different states and I visit their homes versus them visiting me.  It's not easy with schedules and more airline tickets to purchase.  I'd rather they save their money for my grandkids!   Thinking back, it must have been three Christmases ago I decided to put out a notice to my daughters regarding Christmas gifts.  Okay, it was a text message!...
