The last quarter of the year brings so much to look forward to - from Thanksgiving to New Years Eve and everything in between. The joy of driving from mall to mall, hosting extravagant dinners, planning for epic parties...then cleaning up after the extravagant dinners and parties are over. Buying or selling a house is THE LAST thing on most people's to-do list. So how do we as Realtors keep that pipeline as full as our ever growing bellies? Pivot is the name of the gameTo keep that white board full from October through December one must completely change the way they do business. The best way to explain this is via bullet point so here we go... Change the conversation - To sellers, let them know that although the value of their home decreases slightly, it still may be a great time to se...

Team culture - It took us 5 years of trial and error to get this right and it took almost as long to realize that it is THE MOST important aspect of a successful team. In the beginning we thought it was crucial to focus on production and the good old BOTTOM LINE. We pushed for excellence, drive and never-ending escrows with the intention of keeping that white board full. Despite our efforts, we always fell short. People were upset and no one stayed on the team for more than a year. What were we doing wrong? The answer to our problems was easy. When we reorganized in July of 2020, we decided to start from scratch - wipe the slate clean. Tanner, Rebecca and I sat down and had a candid conversation about what our perfect team looked like then worked backwards to develop a program built on t...

So here's the scoop...We get asked every single day, NAY - multiple times a day. "Where is the market heading" or "Is the market slowing down." Its been the question on everyone's mind for what seems to be since the pandemic started. Up until very recently our short answer was "no" its not slowing down at all, in fact its getting harder and harder to buy a house in the Tucson market. A little backstoryTucson has long been a hidden gem of a city. Residents have always enjoyed a relaxed quality of life with higher than national average wages and lower than national average home prices. What a wining combination, right? That coupled with a colorful and diverse community, nationally recognized cuisine, stellar weather, the most beautiful desert in the world and a wealth of activities to ent...

I've been working with an out of state buyer for a year - she's hoping to find a horse property, with facilities, as close to her family as possible.  I go to each property of interest and send copious small videos with narration, and then we talk when complete.  It works with her schedule.Throughout the year her criteria has changed, and I get it.  Some times you don't realize what you need or what's important until you've looked under a few rocks, so to speak. At first thought, you may think...working for a YEAR...but one must consider our Tucson Area inventory.Days on the market are less than a month, and niche properties, such as a horse ranch property, WITH actual facilities, can be tricky. And then, there's the multiple offers.  My client and I have come in second for more offers th...

When I was young, err...younger, my mother had a phrase that became one of those life habits.  To paraphrase,"When life is giving you lemons, look around.  There are always those that are less fortunate than you."Unfortunately, that's very true.  And, right now, there are a whole lot of folks living in metropolitan Tucson needing our help. That's why we're hosting a food drive.Fairway Mortgage and Long Realty are teaming up to help the Community Food Bank of Southern Arizona. Let's make others' reality a little bit better so they, too, can reach for their dreams. We asked the Southern Arizona Community Food Bank about their donations this year as compared to last year, 2019.  The results are staggering.Food drive donations from the public:Fiscal Year 2019: 885,138 lbsFiscal Year 2020: 38...

Folks moving to Arizona from other parts of the country often ask, "What is the difference between Tucson and Phoenix"? Now that's a pretty broad question, and one that could be addressed with PAGES of info, but I'll see what I can summarize in a few hundred words, in my own humble opinion.1. Please know I'm biased. I live in Tucson. I love Tucson. I do not intend to LEAVE Tucson voluntarily. :)To me, Tucson is a great big sprawling town. A city where so many of us are from somewhere else. A place where you can hear "howdy ma'am" and see a cowboy hat in the most expensive amenities in the area. It has a laid-back flavor.Phoenix is a CITY. I.E. The fifth largest in the United States! According to https://worldpopulationreview.com/ metropolitan Phoenix consists of 517.7 square miles hous...

Bighorn Fire in Tucson, AZ The fire has been burning since June 5th, 2020, and started during a lightning storm.I haven't posted about it before now because it's been such a visceral thing.  Between Covid-19, Black Lives Matter, Police Brutality, and every other big news item since March - it's been a hard balance.Of course, the key to balance is the big picture, blessings, hope, and a host of other items I won't get into here.I just wanted to share a bit about the fire, and let folks know there's a wonderful Facebook Site updated regularly with photos, information, maps and more.  The current mapping is here    The page address is here:  https://www.facebook.com/bighornfireinfo/  and the bolded link shows the mapping on 6/24.  There are zillions of jaw dropping photos and more on there...

I did a quick search this morning, May 24, 2020 of available horse properties and ranches within Tucson "proper".  That is to say, I didn't go beyond the Tucson Mountains out into rural Marana to the West, stayed north of Corono de Tucson and Sahuarita to the south, or didn't go beyond Saddlebrooke to the North.  For this search,  I stayed fairly close to town limits, as most of the folks who've contacted me for a horse property wanted to be within 20 minutes of "amenities".Here's my results and you can search for horse properties for Sale in Tucson, as well as horse properties for sale in Marana here.  You can find your own dream ranch in Arizona -- or, perhaps you can't right now.  As of today, there are just over 50 available homes for sale.  That's it.So that brings me to today's hi...
