Happy September, as we approach Fall with Labor Day Weekend now in the rearview mirror.  The sun sets quickly now, and by 7:30 p.m. it is dark.Thanks to the National Association of Realtors' (NAR) settlement of the big lawsuit, we are just about 2 weeks into the real estate changes that came out of it.  Here's a short summary of what you should be aware of:  ·       Buyer Agent compensation was the number one change. What is RPR? Well, another new toy for Real Estate Practitioners to play with. The reality is that there are so many different platforms and areas that help Real Estate Practitioners to get their data. I personally do not rely only on one platform. My favorite is Altos Research, they include not just MLS closings but properties that sold off the MLS in other words we call that Off Market. Their data is updated daily, pretty impressive if you asked me.Then there are the MLS statistics that I watch closely.Now combining all these statistics, I come up with my own assessment of what the property is truly worth.Now let us look at what and who is behind RPR? There are times when you need to take a break and enjoy a good dinner... Observations on the implementation of changes to Real Estate practices. Keep in mind it is now over ten days in my market that the changes are in effect. For some it will be seven days tomorrow.How are you handling the changes as a Realtor? Are you holding your head and complaining? Or are you taking advantage of the new opportunities to interact and communicate with potential buyers and your existing clients??Some of the changes are great others not so much. Beverly Hills, CA 90210Fri Aug 16 2024This week the median list price for Beverly Hills, CA 90210 is $9,450,000 with the market action index hovering around 30. This is about the same as last month's market action index of 30. Inventory has increased to 203.  Market Action IndexThis answers “How’s the Market?” by comparing rate of sales versus inventory.  Home sales continue to outstrip supply, and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.In case you are wondering why this is? There seems to be an overzealous enthusiasm for AI (Artificial Intelligence) nowadays on many levels. My views and concerns over the use of AI pertain not only to Real Estate, but in overall day-to day activity as well. Not because I don’t favor moving forward with technology, I embraced technology early on carrying a beeper and a having Motorola “suitcase” phone lodged between the driver and front passenger seats of my car when I was a Boston realtor. I had a dedicated home fax line and still have a scanner.Here in California, a Bill known as SB-1047 is meandering through the Senate. Its purpose is to protect potential catastrophic harm from AI systems. Welcome to August clients and friends.  August, typically a busy real estate month when buyers and sellers choose to move before the new school year begins. However, due to high interest rates and increased cost of living expenses, this August sees fewer buyers and sellers than in previous years. Wordless Wednesdays: Holly is on new food, thanks to Diane always trying to do the best.... Holly has some skin issues, so the Vet suggested a food change... Needless to say breakfast takes now 30 minutes to eat.Lunch takes about 45 minutes to eat.Dinner takes about an hour to eat. You might say WHY? Holly is not excited about her new food, and it takes a great deal of coaxing.  My suggestion was tough love like my parents did.
