  Did you think this through?  Photo Fun   Okay, maybe the shortest distance between two points is a straight line, but it doesn’t mean it’s the best answer when it comes to property improvements. I got a call to check for a leak in the storage shed in Sacramento, that is attached to the main building. There were several problem areas but this one topped the list. When adding power to the shed, someone ran a conduit line straight down through the roof and into an electrical box. The water was leaking through the roof, down the conduit, and all over the electrical box. If given the choice, do not allow water and electricity to mix.

Hidden Dry Rot in Sacramento Apartment Complex - General Contractor Called   I received a urgent call from an apartment manager concerned about a dry rot issue that they had. Apparently the storage closet was damaged to a point where vandals were able to literally tear open the wood siding of the storage unit. That’s right, the rotten wood was so bad that someone could push though the bad siding and walk through the wall. The repair of this area was necessary to secure the area from future problems. I got a kick out of the temporary solution to this problem. They stacked up several concrete steps to cover the damaged hole that the rot had created. Calling a qualified contractor before the damage had gotten this bad, may have been a better choice.

Citrus Heights, CA Back to School Already?  I remember growing up and dreading Labor Day weekend because it meant September was upon us and we were heading back to school. Now that I have my own child, I realized school years start sooner and sooner.  Tomorrow, August 22nd is the first day of school here in Citrus Heights, CA in the San Juan Unified School District. The morning will come and the streets will be filled with children, backpacks and lunchboxes. For those who have not yet seen the San Juan Unified school calendar here you go! I have included the list of holidays, breaks and teacher work days. What is the difference between a condo, a PUD, and a townhome? Good question.  But, first, what the heck is a PUD? A PUD, is a “Planned Unit Development”. Which is a fancy schmantzy term for a neighborhood with a master plan. The homes may be attached (which we think of as condos), or detached homes. Friday - Long day scheduled today starting off at 8 am in Carmichael with a full 203k consultation on a rather large property. This one I understand is an older home being renovated and doubled in size at the same time, of course. The FHA 203k is perfect to make room additions and clean up the old. - this turned out to be a wonderful project, very knowledgeable borrower regarding the construction, well prepared. We found some asbestos wrapped ductwork.. not allot but it is always a concern to borrowers.  Then we have a possible second one in Sacto, still up in the air... then another in Vallejo this afternoon, Wow, busy day. My husband is one of the kindest and caring individuals on the face of this planet but sometimes he drives me nuts. He has a new policy of not putting out our recycling bin on trash pick-up day until the 11th hour. I used to haul all of our containers down to the curb around 5 PM the day before the city picks up our trash. But between the time the recycling truck gets here and the time we drag out the containers for trash, garden waste and recycling, scavengers come around. They pick through our recycling and swipe our plastic bottles and aluminum cans. I suppose some of these scavengers are homeless people and others are just guys who want to make a few bucks on the side.
