San Lorenzo Valley, Santa Cruz, and Scotts ValleyReal estate market -  January 2020: 4th Quarter 2019 review SUMMARY:Santa Cruz County average single family home prices eased about 3% during the 4th quarter, versus the 3rd quarter, but, prices were just 1% lower than this time a year ago.   The number of homes sold was about equal to the number sold during the same time period last year.  To quote my year end 2018 blog, “After consecutive years of double digit price appreciation, I consider this softening healthy for the overall housing market, although … disconcerting to home sellers.   Real estate is cyclical; the last trough in prices was …in 2009.   No one wants a repeat of the “great recession;’ a soft landing is preferable.”   On average across Santa Cruz County, it takes about 8 ...

San Lorenzo Valley Women's Club sponsored recycling centers are being forced to close as soon as June 2019, as funding from Santa Cruz County comes to an end. Apparently all of our recycling used to be shipped to China, who is no longer buying our plastics.     As an environmenally - oriented state, I'm amazed California hasn't figured out how to recycle economically yet!    The County may put out a request for proposals to keep these centers open.    If you are  concerned, please contact our Supervisor Bruce McPherson as follows: 701 Ocean Street, Room 500, Santa Cruz, CA 95060 (831) 454-2200 (phone) (831) 454-3262 (FAX) bruce.mcpherson@santacruzcounty.us  You can also call the County Department of Public Works at 831.454-2160. My first thought was, what about all the kids who are lea...

It all began when I answered an incoming call a couple of months ago, even though I didn’t recognize the phone number.     A genteel and intelligent young man began asking me some great questions about purchasing a home in the Santa Cruz mountains.    We agreed to meet soon…I was competing with a leading real estate team for these first time buyers’ business.   After many more thoughtful questions and answers, they chose to work with me.   One of the reasons is dual agency - if you don't understand this concept, call me!    These first time buyers had my complete attention: their trust, happiness, referrals, and eventually their repeat business means everything to me.     The way I look at it, my clients are number one; it doesn't matter if I am!And so, the search was on for their perfe...

Vegas Bob was on his way to the free concert on the Boardwalk in Santa Cruz that takes place every Friday from around the 1st week of June all the way into the last week of August.Anyway the traffic was all backed up on hwy 17 headed into Santa Cruz from Silicon Valley so I took some back roads instead of sitting in traffic forever.Within the redwoods in Felton California area are beautiful homes nestled in between redwood groves. I saw a open house sign at a home that had a very large lot maybe even some acreage, (several of the homes in Felton have acreage surrounded by redwoods).Anyway I went and look at the home, beautiful home and quite expensive $978,000 dollars worth. Anyway forget a photo of the home ...As I was walking to my car out of the corner of my eye and there were severa...

About 30 years ago some friends of mine who were young professionals, living in New York City, had a baby. Having both grown up in the suburbs of Philadelphia they promptly decided the city was no place to raise a child.Being early in their careers, they did not have enough money to buy a house in someplace expensive, like Westchester, so they set their sights on Brooklyn. In the mid 1980's Brooklyn was not hip, or trendy, or very pretty. But it was convenient to the city, they could buy a house with a back yard, the house they could afford was enormous and in Park Slope. Yes, they bought a 4 story home in Park Slope 25 years before Sarah Jessica Parker and Mathew Broderick. At that time real estate in NY was outrageous (as it still is) and they made the decision to travel a little for...

Housing prices in the Silicon Valley are at an all time high. What is even more difficult is that most homes get multiple offers and many sell 10-25% over list price. It is very difficult to get a grip on even how much to offer on a property to be competitive. Then, if you do offer enough, but ask for any contingencies, your offer is almost always rejected. Finding a nice house under $600,000 is virtually impossible, and many people have long commutes to work no matter how much they have to spend. We are very lucky to live someplace where there is such high employment, but it comes at a cost. What is the answer if you want a home, some privacy, and can only spend 700K or less?My suggestion is try Felton. This lovely community in the Santa Cruz Mountains has a lot going for it.In 2015 the ...

Lake Loch Lomond is Open in the Santa Cruz Mountains   March 1st – Loch Lomond Reservoir Opening Day     Today is opening day at our lovely Loch Lomond – a pristine mountain lake located in the Lompico area of Felton – about half an hour from Santa Cruz.   Anglers, hikers, and picnicers can enjoy this quiet reservoir –(no motor toys allowed) - plus some great weather this weekend!    If you’re a boater, know that this lake is part of the water supply system for Santa Cruz, so no outside boats are allowed to be brought in.   This is because the pipelines need to be kept clear of invasive species.   But you can rent a boat there, or contact the park rangers about leaving your own boat there.    Recreation Area staff can be contacted by calling 831-335-7424 for more information. San Lorenzo Valley Home Prices and Sales - 2012 The real estate market in the San Lorenzo Valley turned in a solid performance for 2012, with an average home sales price of $338,238, up 5% on average for the year.     The Santa Cruz Mountains and San Lorenzo Valley are an affordable housing alternative compared to the hectic Silicon Valley and greater Bay Area real estate markets which experienced rapid appreciation in the range of 20% during 2012.    With gas prices having fallen, more working people are willing to make the 30-45 minute commute.   They feel it’s a great trade-off because they can come home to more affordable homes and a more relaxed lifestyle, with less crowding and more open spaces. For the average price of $350,000, San Lorenzo Valley buyers could get a 3 bedroom 2 b...

As the tendrils of wood smoke rise above the homes in San Lorenzo Valley this chilly November morning, the day after the election, it’s time for me to share my reflections on our real estate market.   Rising home prices in the Silicon Valley continue to boost our local housing recovery.  Recently I helped some first time buyers secure a home in Felton, after being beaten out over and over by 20-30 offers on homes “over the hill” as we say. We are just loving the beautiful weather here this fall: chilly in the morning, warm and sunny in the afternoons, with the promise of rains right around the corner.   We are so close to wonderful beach towns like Santa Cruz and Capitola, and within commute range to Silicon Valley jobs.   These factors combine with still relatively affordable prices to...

San Lorenzo Valley Home Sales through June 30, 2012 Because of our proximity to the Silicon Valley, great weather and recreation opportunities, plus relatively affordable prices, the San Lorenzo Valley housing market continues to improve.    Many properties get multiple offers, over asking price, and listing periods are fairly short.    When I last posted, there weren’t enough homes on the market to match buyer demand.    In response, we’re seeing more regular home sellers begining to put their homes on the market – this is a new trend as some residents have recovered enough equity in their homes to sell, in order to move into a home that better suits their needs. Mortgage rates for a 30 year fixed loan average below 4%, a very appealing proposition to secure ones’ future housing costs....

Felton Home Sales, Prices and 2011 Market Update   2011 –year in review 63 homes sold in Felton during 2011.   The average home price fell about 23% when compared to 2010.   The average home sales price was $328,643, taking an average of just over 3 months (101 days) on the market prior to going into escrow.    The discount between the list price and eventual sale price was 4% overall.   The highest priced home sold for $736,861 – this was a bank owned 5 bedroom, 3 bath home on 22+ acres. The lowest priced home sold for $44,000 – it was a tiny, bank owned, burned down home on Highway 9.   Why did prices fall so dramatically?    In my opinion, the main reason is that the number of higher end homes - those selling for more than $500,000 - shrank from 14 in 2010 to only 5 in 2011.    On th...

SAN LORENZO VALLEY HOME SALES - REAL ESTATE VALUES REPORT MID YEAR 2011 It has been a extremely busy year for San Lorenzo Valley home sales so far this year of 2011.  San Lorenzo Valley is located in Santa Cruz County along Highway 9  and incorporates the towns of Felton, Boulder Creek, Ben Lomond, Lompico, and Brookdale.  San Lorenzo Valley home sale prices tend to be lower on average than most of Santa Cruz County because the location is not very central/close to the beach and it is located in the mountains.  San Lorenzo Valley is a beautiful area in the Santa Cruz Mountains filled with redwood trees, creeks and State Parks like Henry Cowell and Big Basin. Let's take a look at San Lorenzo Valley home sales and real estate values for the first part of 2011 (Jan 1st to June 2011) So far...
