  Hot seller's market = Crazy "rules" Two weeks ago, my buyer and I encountered an agent who was handing out a WORD document to the folks going through his open house. He asked us to fill in the buyer's and agent's names and contact info, and the amount we would offer on the house.    Mind-boggling! Then he calls us later to tell us what price we have to beat. In the end, the agent double-ended the sale. Turns out the agent is working on a restricted license.    No photo. No show. No description. Then now, as we search the MLS for active listings in Hayward CA, we find listings without photos even after already being on the MLS for a few days. Has anyone else run into this? My client expressed an interest in a property which we haven't seen yet because it just came up. The only viewing opportunity was during the first and only open house.  At the open house, the out-of-area agent asked buyers and their agents if they're interested in submiting an offer.   My first sighting of a PhalaropeToday I visited the Hayward Regional Shoreline with other birders to see if anything new had come in. Our group of about 20 people made our way to see a new colony of terns, including Forster’s and Least terns on an island specially designated for terns. On the way to the island we saw lots of birds common to the area, great and snowy egrets, song and Savannah sparrows, eared grebes, ruddy, gadwall and mallard ducks with their chicks northern harriers, turkey vultures, white pelicans and many more. Over 60% of sales in 2011 were bank-owned.Downtown Hayward CA offers its version of an urban experience to residents and guests who go to the ultra-modern City Hall, see movies at the new multi-screen movie theater, get a bite to eat at many restaurants that range from the ubiquitous taqueria to fine dining at Neumanali’s.                                                     On Saturday, August 20th, the 8th Annual 10K On The Bay will be run along the Hayward shoreline. The event, run along the San Francisco Bay-Estuary on the Bay Trails, features both 5K and 10K courses. The track is level and affords engaging views of the shoreline marshlands. The 5K race begins at 8:30 a.m. and the 10K race starts 10 minutes later. Race day begins at 7:30 and is $35. Proceeds of the race will support the programs, exhibits and facilities of the Hayward Shoreline Interpretive Center. Free t-shirts and goodie bags will be given to registrants while they last.
