Over 3,500 people took part in events at Sycamore Grove Park and Lummis Home on Sunday, June 3 as the second annual Lummis Day easily doubled the celebration's 2006 inaugural attendance. Sunday morning's opening Poetry Reception was standing-room-only, with hundreds turning out to hear poets reading their work at the historic Lummis Home. At Sycamore Grove Park, a wildly eclectic line-up of performances presented a rapidly-paced smorgasbord of entertainment and cultural attractions with broad appeal. At 3:00 pm, Los Angeles Fire Department estimated peak attendance at 2,500. Many Festival-goers arrived later for late-afternoon music performances, puppet shows and Mexican, Filipino and Aztec folk dancers. Northeast Los Angeles is home to several flocks of Wild Parakeets.  That's right, they're Not Parrots, They're Parakeets.   Whatever the name, they are delightful.  They thrive in the palms and seed-bearing trees of Northeast Los Angeles.  They squawk and squabble and clown around.  They're social and loud and sometimes obnoxious.  What's not to love? They have been one of my favorite Photography subjects for the last few years. Here are a couple of my photo galleries:http://www.bob-taylor.la/nela-parakeets (from 12-11-2005)http://www.bob-taylor.la/nela-parakeets11-25-2006/ More about Wild Parakeets from National Geographic(Those small, colorful birds in the pet shop, are more properly called Budgerigars - or "Budgies".)

(Continued):  6. Associate with successful people. Do what they do. When faced with choices, make the choice a successful person would make.Blow your bonus check on a gambling trip or invest it? 7. Avoid unsuccessful people. Do not under any circumstances associate with negative people. Negative people are toxic; they destroy, they do not build. They are vampires that can live only by draining the life from others. The odds are greater that they will pull you down faster than you can lift them up. You can choose to stay away from all the negative people in your life. Avoid all the whiners, complainers, blamers and thumbsuckers. 8. Do what you are best at and what you get the most satisfaction from. There is no reason to stay stuck doing things that are frustrating, boring, unhealthy, u...

No one becomes successful by accident. Success requires making a plan and sticking to it. It is simple, but does require commitment; it is not hard to do, but does require hard work. The good news is that once you begin, the results start coming almost instantly. The miracle of successful living is that the smallest step towards success attracts more success! Here is a very brief outline of the key points that will help you achieve the highest levels of success. 1. Look into the nearest mirror - the person staring back at you is the only person responsible for your success. Smile! No one else is the cause of your success or to blame for your short comings. Successful people take full responsibility for their actions. 2. Smile back at your reflection. Successful people are cheerful, opti...

Every November I buy a handful of tickets to the Arroyo Arts Discovery Tour, and give them away.  For the last couple years, I've sent some of tickets to the staff of the blog, Curbed LA.  It seems one of those tickets found its way into the hands of Catherine Moye, a journalist with the Financial Times of London, who then wrote an article about Highland Park, the Arroyo Arts Collective, and the Arroyo Culture lifestyle. Some of Bob's comments didn't quite survive the translation from American English to Brit English intact, and Los Feliz became "Los Felos" but all in all, it's a great article.  Thank you, Ms. Moye!

Conditional Delivery (continued)Towards the end of the escrow period, the buyer will be asked to sign a note and trust deed for the loan. The buyer is promising to pay back the money using the property as security for the loan. Escrow has not closed, and the buyer does not own the house yet. Nor has the seller been given the promised money, but the note and trust deed are signed and deposited into escrow, conditionally, until all other terms have been met. At that time money will be released by the lender to escrow. What is a Complete Escrow ? Properly drawn and executed escrow instructions become an enforceable contract. An escrow is termed as "complete" when all the terms of the instructions have been met. After the escrow process has been completed, the buyer gets a grant deed, after ...

Purchase Agreement as Escrow Instructions (continued)An escrow is opened when a real estate agent brings the signed purchase agreement to the escrow holder, who makes a copy and accepts it by signing off in the required box in the document. The escrow holder should be concerned with whether or not the contract is complete, fully signed and intialed before accepting it. It must be a valid contract before becoming instructions for the escrow. In addition to the purchase agreement as escrow instructions, an escrow holder will submit acceptance or additional escrow instructions for buyer and seller signature. These instructions will include any other terms that need to be agreed upon by buyer and seller to complete the escrow.  Eddy MartinezBest Rate Funding - Direct Lender - Wholesale Rate...

The Northeast Los Angeles Communities of Highland Park, Eagle Rock, Mount Washington, Glassell Park, Montecito Heights, Cypress Park, Lincoln Heights, Sycamore Grove, Hermon, El Sereno, Elysian Valley, Atwater Village are often referred to as communities of the "Arroyo Seco". Geographically, the Arroyo Seco, literally "dry creek" in Spanish, is a great, long canyon that extends from the foot of the San Gabriel mountains north of Pasadena, southward along the western edge of South Pasadena. It skirts the Garvanza district, and continues south through Highland Park until it joins the Los Angeles river not far from Elysian Park. It is a terrain with intermittent stream, permanent ponds, and fertile flood-plain that has been a sanctuary for wildlife and humans for at least 8,000 years. Cont...

In 1781, the City of Los Angeles, known then as the Pueblo de la Reina de la Margen Del Rio de la Porciuncula, was founded and incorporated by Spain. Around this time, in 1784, Jose Maria Verdugo, a retired military soldier and rancher was granted 36,000 acres of land which he named "Rancho San Raphael". He built a small pueblo, using the balance for cattle raising.Almost 100 years later, part of this Rancho would become the community of Highland Park. Alfred B. Chapman, an attorney, and his partner Andrew Glassell purchased 32,500 acres of this land in 1869 (approximately 50.7 square miles) 3,500 acres of which remained with the Verdugoes. The property pictured is the Ziegler Estate located at 4601 North Figueroa in the Sycamore Grove area of Historic HIghland Park.  It is now owned by...

It is said that Mount Washington was named for Colonel Henry Washington, who came to Southern California in 1855 to survey the state's base lines. He spent a great deal of time in Los Angeles and San Bernardino counties, and is credited with  surveying the Los Angeles River.Originally a part of the huge, sprawling Rancho San Rafael, the area was only sparcely settled owing to its initial lack of accessability. Panoramic views were not a consideration in those days, and often only the bases of the hillsides were dotted with residences. A school was built, however, in 1906, near the top of the hill, to accommodate students from a wide area of hillside territory. When the school first opened for instruction, the first through eighth grades were taught in the building of Mission style arch...

Purchase Agreement as Escrow InstructionsIn a purchase transaction here in Calfornia there is a bran new approach to conducting escrow and that is to use the purchase agreement as the formal escrow instructions. The California Association of Realtors (C.A.R.) www.car.org provide a from known as the Residential Purchase Agreement and Joint Escrow Instructions (purchase agreement) , and seems to offer the best of all approaches to the escrow process. The form combines the strength of the offer to purchase and escrow instructions into one contract. The reason this effort was made was to make escrow all over the state of California more conforming and less repetitive. Because the purchase agreement is the original agreement between the buyer and seller, it will reflect the mutual agreed-upo...
