How did Wilshire Corridor condo sales fare in 2021? Let's take a look. As you know, each building on the Corridor is unique, but overall there were 58 units sold over 2021, almost half of which went under contract within 30 days of listing. The average sales prices was $1,512,520, with an average price per sq. ft. of $769.Compared with 2020 the number of units sold dropped by almost a half  but the average sales price rose by 12%. Commercial Landlords Disposal of Tenant's Personal Property... The current Law in California provides an alternative procedure for disposal of a commercial tenant's personal property, left behind after a tenant vacates the premises. The existing law requires a landlord to give written notice to the tenant if personal property remains after the end of a tenancy and it directs the landlord to sell the  property at a public sale. Commercial Landlords & Commercial Tenants in California need to read and comply!Assembly Bill 2847 quietly went into effect on January 1st 2019, many Commercial Landlords  & Tenants were not even aware.The existing law provides, that real property will be deemed 'abandoned by a lessee' and the lease shall terminate if the lessor gives 'notice of belief of abandonment'. 'The notice of belief of abandonment' can be given only where a rent not the property has been due and unpaid for at least 14 consecutive days and the lessor reasonably believes that the lessee has abandoned the property.
