Whenever you want to sell is the right time! Los Angeles Home Buyers are Out There I have Los Angeles home buyers who have been looking for a few months now to buy a home. One is looking for a duplex for sale in Silver Lake or a duplex for sale in Echo Park, and the other, a three-bedroom single family home for sale in Westwood or Cheviot Hills. There is a wide variety of Los Angeles homes for sale, but for one reason or another they are not the right ones. Much of the time it is because they are overpriced, or just not the right fit. The CLAW MLS has published an interesting chart which has a hint of good news for the Los Angeles condo market. The chart indicates that the number of active listings decreased from 3635 units to 2703 units from November 2008 to November 2010. This 25% decrease in supply could bode well for condo sellers as buyers have less inventory to choose from, which may indicate that prices could stabilize and possibly increase. Another encouraging fact is that the number of accepted offers doubled from November 2008 (149 condos) to November 2010 (301 condos) reflecting increased activity in the marketplace. The percentage of accepted offers compared to active listings improved by 171% over this time period. Serious buyers should therefore be aware that with current low interest rates (mortgage ra...

We live in an era where we have CGI and special effects for our theater entertainment! We have some of the best surround sound in the entertainment industry as well. However, before we had all of this new wonderful technology, there was the Silent Movie era! The Silent Movie Theater was opened in 1942 by Mr. John Hampton. Mr. Hampton opened the theater in hopes that he could bring joy to people with these forgotten movies, during the Great Depression even though the Silent Movie era ended 15 years prior.   Here’s a link to an interesting article from the Wall Street Journal about what it takes to get a home sold.   Some of the highlights include:   · List in early January to take advantage of post-holiday home shoppers    “If you hit the ground running and you’re a fresh listing that has done everything right, you’ve got the best shot.” – Louis Cammarosano, general manager of HomeGain.com   · Price it right from the start    “The longer something sits on the market, the more price reductions you might have to make and the more potential buyers will assume that there’s something wrong with the home. So more often than not, it’s best not to try testing the waters with a higher price.” - Louis Cammarosano, general manager of HomeGain.com   · Get the house ready   There are two factors that...

I f you are a lover of history, here is a piece of history right here in Los Angeles, California. Located in a paseo on Olvera Street the Avila Adobe House is the oldest surviving residence in Los Angeles. The Avila Adobe was built in 1818 by Francisco Avila, a wealthy cattle rancher. The walls are 2 ½ to 3 feet (0.91 m) thick. It was temporarily used as headquarters by U.S. Navy Commodore Robert Stockton when the United States first occupied the city in 1846. Today, the Avila Adobe House is known as an historical landmark in California! CONGRATULATIONS,  this is not an acceptance!  What?! Some REO agents have really automated their processes. I recently wrote an offer for some clients on a duplex in the hills of Echo Park.  It's a great property: updated kitchens, separate parking, separate yards, view from both units and both units being delivered vacant. This is especially terrific since Los Angeles has some pretty heavy-duty rent control laws and being able to set market rents and find your own tenants is a huge plus. OK, my clients like the property and we put an offer together. Per the MLS, offers were to be "present directly to the seller" by logging onto a website and following the instructions.  Talk about automating processes!  I had to register at the site as a licensed California real estate agent.  Then I h...
