A little about Griffith Park, located over 4,000 acres, Griffith Park is undoubtedly one of largest and most majestic urban parks in the United States. It holds many of Los Angeles' greatest treasures: the Greek Theater, the Hollywood Sign, the Griffith Observatory, and a whole lot of vintage rail-cars. On any given day, both locals and tourists of all ages can be found hiking, biking, enjoying a picnic, looking through telescopes, exploring exhibits, watching a live show in the Samuel Oschin Planetarium, taking in an incredible concert, or pondering the depths of outer space.   Click here for the History of Griffith Park Observatory   As I was preparing for this blog on Griffith Park I ran across a couple pictures that made me laugh out-loud.  We were photo-bombed  not once, but twice...

Did you know that the Ennis House designed by Frank Lloyd Wright in Los Angles is for sale? For the past couple of weeks, I have been meaning to write about this sale, because our good friend  Margaret Rome, Baltimore Maryland    likes Frank Lloyd Wright homes. Over the years, I have written a few blog posts about this great home. Many years ago the house was falling on disrepair and the Foundation tried to sell it for around $15 million dollars. Then Billionaire Ron Burkel bought it for south of $5 million dollars in 2011. He spent depending on who you talk to anywhere from 12-17 million dollars fixing it up. I considered it a good deed. It would have been such a shame letting it further deteriorate.Interestingly, I sold a home a few years ago which was just a couple homes from this gre...

Can an FHA 203K loan be used for a refinance project? The short answer is absolutely yes. Is a couple scenarios that we're seeing prevalent in today's marketplace.1) first scenario is that you as a Realtor may have sold a home to somebody that needed work. It wasn't quite the house they wanted but they felt they could get by with it and fix it over period of time. You and I both know that won't likely happen. This family likely has a life and life goes on. In the hustle and bustle of everyday life you have to decide what will get done and what won't it done and quite often the home doesn't get repaired as quickly as everybody had hoped or thought it might be.This is ideal for a FHA 203K refinance project. The owners of this home can refinance and get the money to repair appear the home a...

In 1978 a small group of people recognized that life was becoming increasingly international. Because they wanted their children to be prepared to function well in that environment, they wanted a school that would provide the necessary education. Thus, the Lycee International de Los Angeles was founded. It opened in a small house in Van Nuys with only seven students. Now the school has grown to five campuses with more than 900 students with the main campus in the Franklin Hills area of Los Feliz. It has also earned an enviable reputation. Graduates are readily accepted in both American and French universities – and at universities around the world. Children can begin their schooling here in kindergarter and continue with the Lycee up through highschool graduation. Because several of the...

omedians may joke about neighbors getting together for coffee and gossip after the kids are off to school in the morning, but one such gathering back in 2004 led to an innovative charter school that now offers "whole-child" education to over 500 children in grades K through 6. It all started with a shared dream, vocalized by one parent, Marta Alcumbrac. Marta boldly said "Let's build that school!" Before long the group consisted of 28 Founding Families who, along with individual volunteers, contributed professional services, organizational skills, and hard work. Non-traditional classrooms In 2006, the Los Angeles Unified School District officially approved the charter and on September 5, the Los Feliz Charter School for the Arts opened its doors to 120 kindergartners and first grade stu...

Do you want to sell in the least amount of time and for the highest possible price? Of course you do. And that means your home needs to be priced correctly when it comes on the market for the first time. There are several reasons why - the first being that Los Feliz agents with buyers who haven't yet found the perfect home are searching the listings, looking for new possibilities. When those agents see your new listing, they'll examine the photos and read the descriptions. They'll check your square footage and amenities. They'll consider your neighborhood. Then they'll weigh all those elements against the requirements of their buyers who are looking in your price range. If your home looks promising, they'll schedule a showing. As a result, a home for sale will often see the most activit...

Be smart about the decision to get a Los Feliz reverse mortgage. It's important to evaluate whether staying in your home is a viable option, even with a reverse mortgage - there are costs to home-ownership that the borrower must continue bear, even after the reverse mortgage closes. Property Taxes Home Insurance Maintenance Homeowners Association Dues when applicable. What are these amounts annually? Figure that out and divide by twelve, then set up a special account that you deposit into every month so when these bills come due you have the money to pay them. Typical Example in Los Feliz $3,566,00 Annual Property taxes (don't forget property taxes can go up 2% per year AND special assessments may be added with a ballot initiative for schools and infrastructure even if you've lived in y...

The Alcove Café & Bakery in Los Feliz is a great spot for lunch or dinner. The Big Bar, which opened last October is a great addition.  Though there is some indoor seating, most folks opt for the outdoor patio for salads, sandwiches, desserts.  Ah, those desserts!  The establishment is one that has you order and pay at the counter and let a courteous staff member bring you your order when it’s ready.  No problem, but while you wait for your turn to order you will see a delectable assortment of desserts behind that glass counter! Make sure to save room! No longer missing from the Alcove is the opportunity to imbibe along with that meal. The Alcove added Big Bar to the mix last fall and patrons are happily having a drink with that meal, thank you very much! How nice to have a glass of w...

4321 Cedarhurst Circle , Los Feliz How’s this for a 1962 Los Feliz Post and Beam?  The newly listed property south of Los Feliz Blvd has 4 bedrooms and 3 baths in 2,348 square feet of living space. The walls of windows and open spaces give it a feeling of being much larger. The vertical mahogany panels on the home’s exterior  match the railing of the  50 ‘ x 8′ cantilevered patio  that runs along the the entire home. The view from there is up into the hills Los Feliz, a bit different than what you’d find in a home above Los Feliz Blvd. This Los Feliz home’s interior has been tastefully updated. In the kichen you’ll find  Caesarstone countertops and walnut cupboards. What cook would not love the Dacor gas stove and Fischer-Paykell two-drawer dishwasher.  Having only the counter dividing...
