Griffith Park is loaded with trails.  You can get to the top of any given peak a handful of ways.  You can once again see the Griffith Observatory in the background. It is just such a good subject.  It looks good in any kind of light.  I can't resist taking a million pictures of it.

As you can probably tell, I like the Griffith Observatory...a lot.  This is taken from one of the many trails that surround the building.  This was a spectacular end to another awesome LA day.  It was in the high sixties and a little breezy.  Really, just perfect for winter.  Cold enough to maybe wear a sweater, maybe.  The sixties are balmy compared to a lot of other places, especially in the middle of January.

In June 2009 I blogged about Frank Lloyd Wright's Ennis House in Los Feliz which was listed For Sale with a record breaking $15 Million Price Tag.  Now in February 2010 the List price has been reduced by almost $5 Million to $10,495,000. The original house (measuring 10,000 sq ft) and chauffeur's house/garage were damaged in the 1994 Northridge earthquake and were red-tagged. Since The Ennis house has been designated as a city, state and national landmark, the house has a conservation easement to protect it from demolition or insensitive alteration. The Listing History doesn't indicate that the property has been in escrow since hitting the MLS last year, so it will be interesting to see if anyone shows real interest at the reduced price.

This is a welcome break from a storm that lasted for almost a week.  This is once again taken from the Griffith Observatory.  If you live in Los Feliz then you know how local this place is.  It feels nice to be next to some high ground.  Not to get too "new age-y" [sic] but it's moments like this that make you understand the interconnectedness of everything.  Yeah...totally.

LA is a great storm city.  The local media would have you think that Armageddon was approaching, but everything stays nice and mild.  Yes, there will be some wind and rain and the temperature might drop to, heaven forbid, the fifties.  The cloudscapes that roll through are breathtaking.  Griffith Observatory is a great place to do some storm watching.

Fabulous mid-century modern home in Los Feliz I honestly can't believe this house is still on the market. When it was first open some 70 days ago, I expected it to be sold in no time flat. It was my hands down favorite new listing at the time. Apparently, I wasn't actually wrong that it would get offers quickly. Seven days after this beauty at 4349 Cedarhurst Circle in Los Feliz  went on the market, the status was changed to pending. I don't know why this property fell from grace but it was back on the market as of November 11 and still it sits. I can only think this is a case of not enough people seeing it in person or that unfounded fear that "there must be something wrong with it" since it's still available. Behind a private gate on a small street in the Franklin Hills lies this oasi...

Fabulous mid-century modern home in Los Feliz  Yesterday I went out to take a look at the area homes that came on the market this week. Hand down my favorite was 4349 Cedarhurst Circle in Los Feliz.  Every so often I see a home that makes me what I would have to do to move into the place myself.  This is one of those houses. Behind a private gate on a small street in the Franklin Hills lies this oasis from the city.  The walk down the path past the pond and fountain in the front yard sets the calming and welcoming mood.  What a terrific property!  A true 1951 gem with great light, layout and indoor-outdoor floor done up to today's standards. 1,852 of living space with 3 bedrooms, 3.5 baths a fabulous double sided fireplace and a great vibe.   Listed at $1,100,000, this Los Feliz beauty ...

Cool Mid-century California Ranch house in the Los Feliz Hills 4042 Farmouth Dr. in Los Feliz is a prime example of a cool Mid-century California Ranch house that practically erases the lines between indoor and outdoor living. The large living room has walls of glass that open to a great outdoor entertaining area with sweeping views from the Observatory and the rolling hills from Griffith Park to the San Gabriel Mountains.  It actually took my breath away when I walked into the living room with it's high ceiling and fabulous views that seem to go on forever. The home is a spacious 3 bedroom, 3 bathroom of with almost 3000 square feet of living space but what is remarkable is the practically flat lot in excess of 10,000 square feet. This is something that is just not commonly found in th...

VIVE Los Feliz! - Small Lot subdivisions taking off in Eagle Rock, Silver Lake and soon to be in Los Feliz as well Back in 2005, Los Angeles passed the Small Lot Subdivision ordinance which allows for the creation of a unique housing option. Rather than build condominiums, developers can subdivide multifamily lots and commercial parcels into smaller parcels and build individual homes on them. These homes have smaller lots than traditional single family homes, but generally come with smaller price tags as well. There are no home owner association dues per se, but owners are typically prohibited from making significant changes in the appearance of the building's exterior.  Perhaps you are familiar with Eagle Rock's Rock Row.  Rock Row is a small lot subdivision on Yosemite Dr. in Eagle Ro...

The Vista Theater in Los Feliz, one of Los Angeles' great remaining single screen theaters When you think of going to see a movie, no doubt you think of the local multiplex, with multiple stadium seating theaters.  When I was growing up in L.A., I was lucky to live in a neighborhood with two old single screen theaters complete with neon marquis and mosaic tile flooring out front around the ticket booth.  Unfortunately, both of those theaters are gone now. They left the façades in place but the buildings now house business office rather than carrying the air of warm popcorn. Folks living in Silver Lake and Los Feliz are lucky to still have a great single screen theater.  The Vista Theater at the corner of Sunset and Hollywood Blvd in Los Feliz is a piece of living history that's still go...

I recently Staged a gorgeous home in Los Feliz, California. It was very large, had a beautiful outdoor covered terrace with amazing city views, and  a view of the Griffith Observatory from the Living Room window. When I arrived to preview the home, the Realtor told me the home had initially been listed at $2 million. With the square footage and views I mentioned, that wouldn’t seem completely outrageous. However the moment I stepped in the door I knew this home was not a $2 million dollar property. Why? Today Griffith Park was designated a historic-cultural monument this morning, making it one of the largest landmarks in the country. The designation, approved unanimously by the Los Angeles City Council, puts major changes and developments in the park under the review of the city's Cultural Heritage Commission. Some newer areas of the park, including freeways, the Los Angeles Zoo and the Autry National Center, are not subject to the same commission oversight. The city's Department of Recreation and Parks still owns and operates the 4,218-acre urban park. Finally the park is given its due. However, the whole park was not provided the same designation, meaning potential development opportunities could affect parts of the park. Given the community's heavy involvement, I doubt this will eve...

Apparently Cupcakes are Recession-Proof Mother's Cookies may have recently gone out of business, but apparently cupcakes don't have the same fate as those pink and white circus animal cookies! If you've made the drive to Beverly Hills or Larchmont for these yummy confections, you'll soon be able to get your $3 cupcake right in the Village of Los Feliz. Crumbs Bake Shop will be taking over the old Los Feliz Lock & Key location at 1856 N. Vermont, just north of Skylight Books.  Though the actual opening date has not been determined, it could be a soon as this month.  I'm crossing my fingers for free samples on opening day.  Yum!  For more information on what's happening in the area, visit my Silver Lake facebook page.  For more information on buying or selling property in Silver Lake, Ech...
