As much traveling as I do I am always running into "Wild Life" from animals to birds to many different creatures from around the world. And what better place to post these photos of Wild Life than at the group "Wild Wednesday, here are a couple photos that were taken at a small lake in LA where we attended "Water Festival." We arrived at the park very early before the event started so I was able to walk around the lake and take some photos of birds, ducks, geese and flowers. At Christmas time, having a BIG family: to Buy or Not to Buy....GIFTS.   I spoke to a fellow colleague yesterday and the conversation of giving gifts came up as we were talking about Christmas. He has a large extended family on his wife side (counting ONLY nieces, nephews totaling over 35 !).  Imagine that! That is a ginormous number I must say. He mentioned that his wife has been going out buying gifts for EVERYONE one of the nieces/nephews for the past 3 years during Christmas time. It is not as though they are extremely well off or filthy rich since they do have debts that need to be attend to, on top of their mortgage, etc. His wife has been doing this when she was single. Now that she is married she continues to buy gifts for ALL the nieces/nephews during Christmas...even though se...

A few months ago I was called by an out of town couple who needed to sell the Monterey Park home of his father, who had recently passed away. The house was a mess, there was a lot of deferred maintenance and they were totally overwhelmed. They hired me for a home staging consultation and we discussed their options: Try to sell the house as-is (which would have taken a long time and resulted in a lower sale price) Fix the house up and stage it and then put it on the market (which would have taken a long time to do the repairs - a daunting task to manage from out of town) I offered them a 3rd option: I would introduce them to a Los Angeles real estate investor I work with staging her homes. They could meet with her and see if she would offer enough to make sense to sell the house to her. ...

I'm a ready and serious buyer but I want to offer 10% BELOW list price on all bank owned properties Dear loyal buyer,   With all due respect, there are times for bargains and those occurred during holiday sales at department stores. You may even get better than a 10% off. With a cut off coupon, you may be rewarded up to 50% off on some items. In certain situations, there are offers of buy 1 and get the 2nd FREE (I got 2 pairs of shoes just like this the past holiday season)! I'm here to help you get those same deals. However, there seemed to be a problem here. We are not purchasing trinkets or knick knacks albeit they may be up to $200 worth. To be clear, I'm looking out for your best interest. What you're purchasing here is something you cannot wear. This is probably one of the largest...

Don't just stick out your TONGUE at your competition. JUMP for IT!!   In life, you have 2 choices. You are either PASSIVE or ACTIVE. The difference between success and failure lies within one's inhibition. Which one are you? Do you sit back and think over all the strategies or read up on everything before you take action? Or do you learn enough and just GO FOR IT?   The school of thought where you should learn before you leap hold true to a certain extent. However, the key is to take actions because only then will you know what you don't know and learn to know what you don't already know. Confusing? Let me illustrate. Remember when you were in high school? For some lucky few it could be as recent as last year. Awww, those were the good old days. Have you ever recalled seeing the hearth...

IT'S WHEN YOU GET HIT HARDEST, GET UP AND KEEP MOVING FORWARD - PART 3 This is a 3 part series. If you haven't read it yet, you can read PART 1 and PART 2 here before proceeding. Jenny was showing some houses to a client she had been working with. She showed several homes that day and the last home she showed was 'the home' the buyer wanted. As they were about to walk out of the house, Jenny received a call that almost sank her heart. The buyer's agent on one of her listings she has in escrow called to inform her that the buyer decided to cancel. They had found a better home. This was on a shortsale she had worked on for 6 months and now has to put back on the market and try again. Jenny also received a call back minutes later from the listing agent of this 'dream home' which she had j...

IT'S WHEN YOU GET HIT HARDEST, GET UP AND KEEP MOVING FORWARD - PART 2 This is a 3 part series. If you haven't read it yet, you can read PART 1 here before proceeding. Last Saturday, Jenny went on a listing presentation. Everything went through well so she thought. However, when it finally came to the end of the presentation, the sellers informed her that they will be interviewing 4 other agents before a decision is made. They politely informed her that they liked her but they just need to go through the process before selecting the agent for the job. As it turned out, the following day she received a call from the sellers. The news devastated her. The sellers thanked her for her time but ended up selecting another agent instead. It was tough for her to take as she was trying desperatel...

IT'S WHEN YOU GET HIT HARDEST, GET UP AND KEEP MOVING FORWARD  - PART 1   How many times has it happened to you where the sky seemed to be falling down? It is as though the entire world has gained up on you and push you further into the abyss. There are times in everyone's lives where they experienced such a phenomenon. This is not a novel finding. You see, in life, there are always the ups of glory and downs of destruction. It is how you handle it which can immensely affect your outcome. People may not know you personally but just merely by your actions they can pick it out easier than finding a needle in a haystack. You actions and physical demeanor say more than you think. Just think about it. You need to see it as being down but not out. That is the true essence of a robust characte...

The Homeowner told me 'I don't want to FIGHT NO MORE' Has your client ever told you this? When I heard these words, it reminded me of the sensational 90's song from Tina Turner with the same phrase. About two months ago, I spoke with a homeowner, "Nancy", over the phone about her mortgage problem. She was going through some hard times and was definitely in financial stress. For those who have done shortsales you can attest to this. It is a challenging time for these folks as you hear all their life calamities they are going through. During that time when I spoke with Nancy, she mentioned to me that she was already working with an attorney for three months to help her with the loan modification. She had paid a few thousand dollars upfront to hire the service of this law firm to re-struct...
