Newark, California, has the distinction of having the mayor who has the longest tenure of any mayor in California. After 33 years, Dave Smith has announced that he is not going to run for another term this coming November. Smith was elected mayor when Jerry Brown was the Governor of California. Wait! Jerry Brown is Governor - not still -  but again. Proposition 13 had been passed by the voters of California when Dave first came into office. The controls on unbridled property tax growth made it a challenging time for the new mayor as well as for cities, counties and state government.   There were more homes sold in Newark for the month of December compared to that of the previous month. Median prices increased as well for sold homes. The numbers are comparable to their levels a year ago.   Housing supply is healthy – less than 3 months worth of supply – as a result of increased sales and a drop in new listings. Most of the sold homes in December were regular sales. The small but history-rich city of Newark is located just west of Fremont, on the other side of Freeway 880. As of 9/12/10 and based on MLS data, there are 128 residential property listings in Newark, broken down as follows: 88 Single family homes 40 condo/townhomes  Single family listings are further distributed by price range, and number of bedrooms, as shown below:    More than half of SFR listings in Newark are priced between $341K - $500K. Sounds like a pretty wet house or two for sale if you take the title literally. The truth is, some of these much sought after homes in Newark are situated in what is called, "The Lake Area," and they are built on the perimeter of the water where lush, green grass grows and where ducks, geese and even swans like to swim. What's more, the lake even has its own man-made island or rather more of an isthmus because of the bridge. See the note regarding isthmus and the map below so you can see what I mean.   This weekend may be a good time to have an open house if you had a Newark CA home for sale. Newark Days held at Newark's Community Park website draws thousands to the event in just a period of four days. Imagine the foot trafic you could get. There is a small drawback. That is, beacuae of all the tasty treats served at Newark Days (most of them sticky), you may need to have a tarp or two over the carpet in your open house. Just one Mr. Softy ice cream cone can do significant damage to the rug. The idea is to get as many interested people into your open house as possible, but tell your real estate agent doing the open house to keep an eye on these Thai chicken-toting open house goers. Faced with a $4.2 million budget deficit, the Newark City Council will place a 3.9 percent utility tax on the November ballot. If approved by the voters the 3.9 percent tax will be applied to electricity, gas, telephone and cable television services. Revenue from the tax will pay for police and fire protection and other basic city services including street and park maintenance. Newark city staff claim the tax will generate approximately $2.6 million annually. Bay East has not yet taken a position supporting or opposing the tax.  Remember .... Lately every home I bid on has been getting mulitple bids and going over asking. And they're  not all REOs, in fact the last two were regular sales in Newark, CA. I bid on a duet in Newark recently and it got 7 offers, and looks to have went over asking, which was $25k over the last closed of the same unit. It's nuts to chase up a house in this environment. Also a entry level detached home in Newark got 33 offers with the high about $50k over asking. Also nuts. Again these were regular transactions. Yes interest rates are low, and prices have come down, but the lack on inventory in Fremont, Newark, and Union City is temporary is making buyers behave irrationally. Similar to how they behaved in 2003-2005. More homes will be coming on the market, especially in the low end, so be patient. ...
