Factory Built & Panelized Construction? No End In Sight   It's time to get ready for the renaissance and the next major genre in construction. Having been in the construction, factory built housing, site built construction and real estate development business for the past 3 decades and having been involved with just about every aspect of it from small Manufactured Homes to site built homes to commercial construction projects et. al. I see no end in sight for what is fast becoming the next major genre in the construction and development industry.   American Building Innovations is fast becoming a major player in the arena of Factory Built Panelized Construction and it's clearly evident what with the myriad projects they currently have in their production line and the versatility they hav...

Hello, Last week I shared a tool with you'all for FHA approved condo's (since so many agents don't know how to look it up, I wanted to pass along knowledge.)  So  this week I wanted to pass along the site used for VA condo's to make sure it is approved (there are no spot approvals ever and always look up the condo before placing an offer.)  Also VA loans are one of the last few loans with 100% financing (and with great rates and no MI.)  Along with that small tid bit there are also many other great facets that go along with VA loans.  So please feel free to reach out to me (I am a direct lender for VA loans with my own VA underwriter.)  Thanks again for reading and have a great rest of your Sunday. For all Military personnel "THANK YOU FOR YOUR SERVICE, I KNOW FREEDOM ISN'T FREE, AND YO...

Hello, Well I thought I would address a simple task today that has become so complicated (LOL.)  It starts like this, have you ever had a FHA buyer?  Or are you a FHA buyer?  Is so, and your looking for a FHA condo you should know how to use the FHA portal.  It's a site that allows everyone, yes everyone, to look up whether or not the condo you are looking at is FHA approved.  It is tough though, you have to know the zip code and complex name of the condo.  Once you have that information you are pretty much good to go!  Looking this up will save you tons of time and frustration.  All agents should know how to do this, its part of a real estate professional's job (unfortunately most do not though, which it ok I guess.) What happens if the name of the complex is not on the FHA site?  Don'...

(Loan Modification Department)
Loan modification sounds simple enough: you basically ask your lender to change your mortgage terms on the basis of your financial hardship. If you’re one of the millions of American homeowners who want to stop foreclosure, it may just be the solution you’re looking for. If all goes well, you can get your loan modified within a short period of time and start getting your life back on track.Unfortunately, it’s a bit less simple than that. Lenders aren’t all too willing to restructure your mortgage at your request, and you can bet they’ll make it hard for you. But with a strong case and the right defense from a loan modification attorney, it’s more than possible to get your way. This guide shows you how to face your lenders and get the best loan modification agreement. How it works1. Consu...

HOA Directors The day should have been long ago when homeowner association directors with little understanding or training, actually run Homeowner Associations. So many of the people that get elected ( usually because no one else wants to serve or for other reasons that I will leave out of this post) are most often not  qualified. HOA Training  The Directors need training to work the budgets, recommend the allocation of reserves, propose by-law changes, and interpret the pre-formatted CC&R's that were filed with the respective State Dept. of Real Estate by the developer when the property was first approved as a subdivision. I believe most HOA directors would want to learn if there was a venue to provide this needed training.  Legal Assistance If a Homeowners Association actually had bet...
