One alternative way to purchase a home is via lease option.  Sometimes referred as lease with option to purchase (lease option).  Basically, the seller agrees to lease and sell a property to an end buyer based on purchase date and sales price agreement in the future. There are two agreements in a lease option.  First, a lease agreement (rental agreement) stating customary terms, monthly rent,  and ending period.  Second, includes a residential purchase agreement stating the agreed purchase price and option purchase date.   Per agreed time period on the lease agreement, the buyer has the option to either terminate the rental agreement and purchase(option) the home or decide not to purchase the home.    This benefits the seller because they have a tenant/buyer in the property paying rent ...

If you are in escrow and pending approved financing for a home purchase, please do not do the following: 1) Do not buy a new car2) Max out your credit cards.   Avoid using your credit card if possible.3) Change jobs4) Spend cash reserves needed for closing cost5) Open new credit cards or get new inquiries on your credit card6) Make large cash deposits7) Co-sign for a loan for someone8) Change bank accounts Escrow typically takes about 30 - 60 days to close and your goal as a client is to keep everything business as usual.  Don't do anything that will affect your purchasing power or negatively affect your credit.

As I grow up, I see the need to maintain my health.  How many people are unable to enjoy life because of poor health.  Many people work hard but sometimes at the expense of good health.  We all know what to do but many people do not make it a priority or wait until later to make better health choices.  Unless we have the energy, we are not able to maximize our best efforts.   Let me summarize what works for me in no particular order: 1) SUFFICIENT SLEEP Yes, I know we are busy and long hours is needed sometimes to complete our daily task.   A regular sleeping and wake up time does wonders.   We know the great benefits of adequate 7-8 hours of restful sleep.  We heal, recharge, reboot, refresh, etc. when we get enough sleep.   In my option, purchasing a comfortable bed is worth every pen...

As we know, real estate is cyclical from buyer to a sellers market and back. After the real estate downturn in 2007, the market lost significant value in most of the country. Fast forward to 2016, many people who were "under water" are now experiencing increased home values. In Santa Maria, CA the average house price is about the same as it was in 2006-2007, after a 30-40% drop in home price.How will a downward market shift affect home owners? I guess it depends.
