Temecula, CA Real Estate News

(Realty Executives)
This past holiday, I was fretting about a gift for my almost 15 year old son at the time.  Most kids today seem to have everything they need and want pretty much as it becomes available, so what was I going to get him that he would really enjoy? Then a neighbor of mine recommended I see some photographs that a local photographer and fellow Golden Bears parent had shot at some of our freshman football games.  I was blown away at the emotion and movement in the photos! I felt like I was there at the games all over again! I knew this was going to be the perfect gift for my son, but I didn't know exactly which picture to purchase. Chuck came to the rescue with his poster size mural that brought together a collage of all the best shots he had taken from the season.  I had it framed and it no...

Take advantage of the, "New Home Purchase", Tax Credit.  There are many great buys right now way below builder cost. Ever heard the buy in "Phase One", strategy?  This is the concept of purchasing in a brand new housing development in phase one so that you already have appreciation when they begin building phase two. Prices of new homes are so low that it is now like purchasing for half of the cost of the original price of the home, in "Phase One". These new homes are selling really quickly now that spring in the air.  So take advantage of low prices, low interest rates now! ~ If you are thinking about purchasing or selling your home whether you are a "First Time Buyer", or an "Investor", who wants to work with a local area expert, contact us toll free.   We proudly serve and sell Real ...

Riverside County has many new homes available.  Now, with the new $10,000 tax credit, it is a great time to buy! This new Tax Credit began March 1, 2009.  Read the full story here on the State of California Website.  This is just one more reason, to purchase a Brand new Home in California.  Prices for brand new homes, have not been this low in Riverside County for 8 years.  Many have finished yards, granite counter-tops, window coverings and appliances. I preview and sell new homes to clients who need a quick escrow.  Using an agent to help you purchase your new home can result in getting you a better price, HOA fees paid and better interest rate.   Agents who work with the builders, have a relationship with the builder and have done the research to know where the best value in new home...

Here in Riverside County, for the last two decades, everywhere you looked, New Homes were being built.  You couldn't drive down the freeway without seeing a truckload of lumber, roof trusses or other construction related materials being hauled everywhere. Now, with the current economic conditions new housing construction has come to a halt and builders are trying to unload "Standing Inventory".  California Home Builders rallied for and obtained, a Tax Credit for "Newly Constructed Homes only".   Purchasers of Brand New Construction can qualify for a tax credit of up to $10,000.00.  Plus if you have not had interest in a home in the last three years you may be able to qualify for the Federal, New Home buyer Tax Credit, of $8,000.00.  This new Tax Credit began March 1, 2009.  Read the ful...

Branding yourself is so important. We only have one chance at a first impression. It bugs me like crazy when I see pictures of a listing that are so dark I can't see the room. Don't you agree that shows a sloppy agent that doesn't care enough to get it done right? How about when you get a business card and when you meet the person you realize their picture on the business card must be 15 years old? If you are local to the Temecula area I highly recommend a woman named Su for your professional pictures. She has been doing real estate and mortgage professionals for many years. She is expert at what she does and charges way less than anyone half as good. And she is too shy to promote herself. Many agents will be getting new cards due to recent requirement changes. So if you plan to put you...

Yesterday afternoon, I was with some Temecula, first time home buyers, who were confused about being pre-qualified.  I was explaining to them that they must be careful not to add any additional debt to their credit report.  During the loan process: Never make any large purchases Keep your credit cards balances at 1/2 of the credit limit, (or less) Don't change your employment Wait until after escrow is closed and you own the home before making any changes to your credit or employment.   My clients thought that because they had a pre-approval letter they were already approved for a loan.  They did not understand why purchasing a car or any other item may decrease their ability to be approved for their loan.  Here are the definitions of the three most commonly used loan approval terms and...

Ok...they say you should blog about what you love and one of my top ten....besides Home Staging is...... WINE! I currently belong to quite a few, which I love, but I seem to get in a "wine rut" and never branch out.  So I am starting the Temecula Wine Crawl which will force me (haha) to visit other wineries after I deplete my few favorites and entice you to visit and enjoy the Temecula Wine Country.  So let's get going..... One of my favorite wineries in Temecula is Leonesse Winery. Just getting there is half the fun!  You have to drive along De Portola Road which is lined with massive homes, sprawling equestrian ranches and beautiful rolling hills with lots and lots of vineyards.   On my first trip to Leonesse...over 2 years ago....I fell in love with the wine and immediatly joined the ...

It was a short sale but Jane explained the entire process before, during, and after the sale and made it simple. Certified Mortgage Planners are not loan agents.  Mortgage Planners work very hard to design a mortgage plan that will properly work with your financial and retirement plans.  A home loan is a financial tool and should be used as such.    Your home is likely your largest investment and is likely your largest asset in your life.  Likewise the mortgage used to purchase or finance your home is likely your biggest liability.  Successful people have financial planners to manage their financial investments, Public accountants to manage their tax issues, attorneys to manage their legal issues, but it's the rare person who understands the value of an asset and liability manager.  Mortgage Planners are Asset and Liability Advisors and should be part of any success team.   We provide Mortgage Pl...

When was the last time you looked up the definition for a word, such as insane?   There are so many ways to define the same word, you must admit the English language is one of the most confusing ones out there. I have studied Spanish and Japanese and I must say they both were easier to understand than English.   Either way, the most common way a consultant such as myself has known to define insane is "doing the same thing yet expecting different results".  I bring this up only because all of the complainers in this economy want to not change yet expect their business's bottom line to change.   You want business, go out there and get it, there is plenty of money and more than enough people.  The United States' working population has tripled in the past 10 years, so it is expected that ...

Over the past year or so, I've been hearing all kinds of horror stories about short sales. I am located in Riverside County, more specifically the Menifee and Temecula Valley's. So if you want to stay in the Realestate business in these parts you best know about short sales and REO's. So several months ago I decided that I need to take this beast by the horns and embrace the challenge rather than run for the hills everytime I hear 'short sale....short sale!' Knowledge is truly power. I've taken every class and read every article I could get my hands on. I've listened to the wisest in the industry and have soaked in the information so that when my clients want to talk short sale, I'm ready, willing and able! What I've found is that not only are short sales not impossible, having the know...

The number of Foreclosed Homes here in Riverside County is staggering.     The Homeowners who have lost their homes due to job loss, or due to a mortgage payment increase that they did not expect, is heartbreaking.  I have walked through hundreds of homes where the remnants of a family were, and have felt a sinking feeling.  I've asked my self, "where to people go"? The neighbors tell me stories about the people who lived in these homes.  Many former homeowners leave their home and rent, some move in with other family members. I am renting one of my personal investment properties in Crown Hill, to a family who lost their home in San Diego.  They were upfront with me about their financial situation.  They were loosing their home due to an increase in their mortgage payment.  They tried e...
