How can something so good for some, be so bad for others? Is the new CalHFA “California Dream for all Shared Appreciation Loan” BAD for Homebuyers? First off, here are a few facts of the program: Official program guidelines will be published on Monday March 27th (2 days from now)…that said, I’ll give you a sneak preview of what we believe those guidelines are The California Housing Finance Agency aka CalHFA will provide down payment assistance of up to 20% of the lesser of the purchase price or appraised value for First Time Homebuyers There is no monthly payment associated with the CalHFA portion of the total financing, and it will help many Homebuyers avoid Private Mortgage Insurance (aka PMI) The end result? Marching to a SolutionThe Value of a Fire Sprinkler Inspection I was working with a buyer a few years ago who was looking for a second home. It was important that there be a big lot, and that the home did not need a lot of upgrades. There also needed to be room on the property to park a good size RV, which is not easy to find! We found a home that met the criteria, including price range, and an offer was made. After a bit of negotiation agreement was reached and it was time for the home inspection. Given it was not new construction nor recently I recommended we call in a fire sprinkler system inspection company and the buyer agreed. I had learned in a prior sale that there...
