The stats are out for the month of July, and the numbers reflect a dip in sales for the month.   The inventory increased from last month but still could use more inventory in many neighborhoods!    This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and the amount of price reductions have been hovering around 1400-1550 each week (this number is larger than new listings coming on) and homes returning to market have been around 280 per week.   The inventory this time of year is seasonally low, and is around 6500 during the week, and have seen it as high as 6900.    (includes land up to high-end homes) See what homes are currently available - Active Homes for sale in Denver Buyers - If you have thought about buying a home this year, rates a...

Many students are going back to school, so real estate in general slows down this time of year.    We are still seeing around 1,000-1300 new listings each week.    We are also seeing 1300-1400 price reductions each week!   This is more than we are seeing with new listings!    It is better to price your home at fair market value, rather than price it high, and HOPE you may get more.   That is not the market right now. It is better to price it right from the beginning, and see offers and showings!   If you price it too high from the beginning, not only may you not see showings, but as you start reducing the price, buyers will see you "chasing the market down", and see motivation for a lower offer. Pricing it right means you will get the buyers looking for a home like yours, you will see r...

A school in the Denver metro area has been in the news over the last few days, as they have a room they call a "seclusion", "De-Escalation" or "incarceration" room. There is a room at an International School for Middle School students where a student needs to be separated from other students so they don't hurt others or themselves.    They have found locks on the outside of the doors to keep the student in the room.   This room is padded with gym mats on the floors and usually has a video feed so a person on staff is able to monitor the student.    The student is not restrained and remains in the room for around a 15-minute period. The principal of this school expressed concern that the school needs a program for students with severe emotional and behavioral disabilities.    He reached ...

With all the rain lately, mosquitoes are plentiful now, and so far there have been several West Nile virus cases confirmed, with three ending up in the hospital.There has also been one death associated with West Nile in Weld County.Testing of mosquitoes has found the virus in Adams, Arapahoe, Boulder, Delta, Denver, Larimer, Pueblo, and Weld Counties.    The Health Department has said there have been more mosquitoes with West Nile than any other year.    September is when cases usually peak, so time to be careful when going out. Most people infected with the virus don't get sick, but for those who do, symptoms can appear between two and 14 days.  Infections begin with a high fever and headache and may progress to a stiff neck, disorientation, tremors, and coma.  People older than 60 and...

5280 has done their 5th annual announcement of the Best Neighborhoods in the Denver area, and many were not surprising.  Denver boasts abundant sunshine, sensational restaurants and bars, a vibrant arts and music scene, and cutting-edge businesses.   (5280 is a local based magazine for Denver)They evaluated 78 different neighborhoods for home values, school quality, safety, and those distinctive aspects that set a place apart like its cultural offerings, food access, bike-ability, open spaces, and more.   The result - the 25 best places to live now. The population in Denver proper is 713,252, with the median home price at $607,500 at this writing.   Below you will see the actual numbers and how a neighborhood got to the top of the list.
