My buyer has closed and has his keys to this beautiful home.    It still isn't "perfect", but I am sure within a short period of time, the changes will be made to "make it his home".    Congratulations, and know he will enjoy this home for years to come.   Now, you can have your camper at your home so when the weekend comes, you won't have far to go to pack it! Sometimes it takes a while to locate the "right" property for a buyer who has TOYS!   Oh, and a home that has been updated in a good location AND in their price range.    We had to have a conversation about compromise, and after seeing MANY homes, think it sunk in!     When this home came up, I thought it would not work, as it backs to a major street, but found it was a ways back from the street, and lots of trees, fencing, and ...

Join your neighbors in our Littleton property management communities to buy and sell all the under-used, and still in great shape, outdoor equipment in our community. The list is long, but they are looking for backpacks, camping gear, skis, headlamps, boots, and anything other outdoor gear. Just ...

If you are at any sort of office job you must be mindful of the amount you stay rooted to your chair and desk during the day. Luckily as Littleton property management and real estate agents, we are only at our desks for the time out of the day that we are not showing, meeting brokers, or any other appointments. Those moments are crucial as they add up over the year. Even agents working from home would do well to remember to break up long stretches of desk time with a simple 15-minute active break.Have you ever had an active break? Have you noticed it improving your mood, work output and morale throughout the day? This can be achieved simply by walking around your office, building, living room, or down the hall to get a drink of water. A micro break has been shown to recharge your mental...

Continuing snow in Littleton and Highlands Ranch has proven irksome for most of the residents in the south east metro area. The snow has affected us on a weekly basis now it seems. There have been several big snow storms one after another. It seems as soon as the sun comes out and starts to thaw the large piles of snow, then another snow storm comes in to greet the people. It seems as soon as you’ve shoveled, there requires another 30-minute session to keep the sidewalks and driveways clear. This has affected traffic in a significant way. When the storm rolls in ahead of the morning commute you can be sure there will be an adventure in order to get to your place of work. Same thing applies to the evening commute. Another thing that is revealed from this snow is how many people put off t...

Giving advice is an art.  You must present your opinion in a well-reasoned way, based on facts and data.  It can’t come from a lack of expertise, it must be drilled down.  Many of your clients will come to you for advice, and it is your job to guide them.  Many soon to be clients might come to you for advice, seeking a different opinion than one they’ve received.  Here is how we approach giving out well intentioned, well-reasoned Littleton property management advice.                  First you take all the variables into account.  If someone is asking for a rent range on a unit in Littleton for example, then your number must factor in every subjective and objective data point.  Subjective items include walkability, views or lack of views, position to neighbors, proximity to parks etc.  ...

In the summer deadlines seem to creep up on every major milestone and every week.  Deadlines have a way of being ever present, in the background throughout the year.  We know all about deadlines in Littleton property management.  There are many from when someone is moving out, to moving in, to when a payment is due to when a security deposit should be returned.  When you have many deadlines colliding with one another you should always figure a best way to sort them out and focus on them, so none get missed.                 The trouble lies in when you must go into crunch mode and figure out a way to cram something at the last minute.  Working on all the toughest deadlines first allows you to create a much light work load towards the end of the deadlines.  You should have a routine by...

Part of a sound business strategy in a new year is to work on your networking and expanding your service circles.  Attending leads group or social events can result in a lot of conversations.  In Littleton property management we are always looking for the next vendor who may suite our needs or an owner looking to become an investor.  Most conversation will be natural and end up with an exchange of business cards.  Some may not be compatible with what you are looking for.  At some point in the conversation you will need to leave, whether to grab someone else’s attention, you need to keep moving around the room, or the conversation stalls and becomes boring.  Here are some ways to exit a conversation professionally.                The first step is to always have an agenda to follow at th...
