Chapunga Sculpture Gallery is now available for public viewing. The Walking Gallery is within the boundaries of the Promenade Shops.For months, workers have been getting this place (Chagunga Sculpture Park) ready for the public. The Sculpture Park was originally scheduled to open sometime during the summer but I think the wait will be well worth it. Frankly, I think the park will be spectacular come Spring of 2008. Either way, the park has just brought an element that Loveland and Northern Colorado have been missing. Yes, we have a great art community but this makes our little Loveland 'a place for the arts'.

Over the last several years, I have been asked many questions about real estate, Loveland, Centerra & High Plains Village. The most common questions that I get (particularly from High Plains residents) is when will we get a grocery store in or near Centerra? The best way for me to answer that question is when you actually see the structure, grocery store signage and people walking out with groceries.As with anything McWhinney, most people think that McWhinney Enterprises has total control over the process. Tomorrow night, the Loveland City council will be voting on a proposal by McWhinney Enterprises to allow for a new Metro Tax District to be formed within Centerra's borders. The proposed Metro Tax District will be used for infrastructure and community amenities within the Lakes at Centerra development. While I am not a big fan of any new tax, I do believe that those who have a vision of this first class community may feel like this is money well spent. In essence, the tax is optional..... if you want to live in this community, you will have an additional tax. If you don't, you won't. How many times do you get that option?The city council meeting starts at 6:30PM on Tuesday, September 4th.

This past week, I was distributing one of my marketing pieces to my neighborhood. In my walking travels I met several homeowners that I knew by name only. This is one of the funnest activities for me as a Realtor, meeting new people. Anyway, as I walked (getting exercise too), I met a gentleman that had just purchased a home in our subdivision. He went on to tell me about his horror story upon moving in to our neighborhood. This man used the listing agent as a transaction broker in order to purchase his home. The unfortunate part of the story was the seller's property disclosure listed an air conditioner as included. Today, in the local Paper (Loveland Reporter Herald) on the front page the headline reads "City Wants A Grand Project". As a more than casual observer of the goings on in Loveland, I am pleased to see that the city is finally seeing things my way. I mean McWhinney's way. City officials and the public have had an opportunity to study the proposal made by McWhinney Enterprises and the benefits of creating this grand scale project. In my opinion, the lack of acurrate information, speculation and rumor has given the project a bad rap. Grand Station will set Loveland and Northern Colorado apart from other parts of the country. How? Digressing for a moment...... I was in California on vacation this past week. We visited with friends and family, went to the beach, shopped, ate like Kings, etc....

My family is currently on vacation in California. We have looked forward to this visit for a few months now. Being here for a few days has brought back memories and has made me appreciate what I oftentimes took for granted. I grew up in Orange County and moved to Colorado just 3 years ago. For me, Colorado has been a great experience and my family has benefitted tremendously, we have a slow paced life, my wife stays at home with my 2 girls and we have connected with many great people.What I miss about California: In'N'Out Burger, we already been there twice. The early part of this summer in Loveland, Colorado was pretty seasonal. Actually, it was flat out smokin' hot and somewhat unbearable especially when I am wearing more clothing than the rest of the world (sometimes being in real estate ain't no fun). All the while, the office that I work out of overlooks beautiful Lake Loveland and oftentimes I catch myself staring at the lake, water skiers, boats, etc. Sorry, back to the weather.... The last few weeks, we have had a consistent mild trend with afternoon thunderstorms (expected) but a much more mild climate has made me wonder if we are going to get a late scorcher. It's not just about the product, it's about perception of the marketplace and the end user (consumer). Finally! A good fish restaurant is coming to Northern Colorado. Bonefish Grill will be opening soon and is located on the southeast corner of Centerra Parkway. The actual location is in the 2534 development. I have never been to a Bonefish Grill but can't wait. The menu online looks fantastic and they even serve steak and chicken. My wife and I are big seafood people, so maybe we can add another restaurant to our date night list. We will keep you posted as to the official grand opening date..... stay tuned.

Earlier this year, I had a a few lots in a very small subdivision listed for sale. My seller is a great old guy that put in a considerable amount of time and money to get the lots ready for sale (i.e. water tap, sewer, soil and civil engineering, etc). My seller has worked all his life and just wants to retire. He will not do so until the last lot closes. I am a huge believer in writing letters and staying in touch with past clients. The real estate business will always be a high touch business but we can/should never confuse high touch with results. The high touch side of this business will more than likely earn us an invitiation to the listing appointment. The results one achieves on behalf of the seller should be the ultimate barometer. In my neighborhood, High Plains Village, I am far and away the most active agent. My personal statistics for average days on the market and list vs. sales price is much better than any other agent.
