you may have noticed, I have not had a post on this blog for some time now. Why? I have been getting absolutely hammered by spam. Spam is a complete distractions and ridiculous waste of time. Does anybody actually respond to the offerings? The lack of postings has been directly related to the time and effort that it takes to get rid of spam. My fear was: create a post, get additional spam. It was a business decision. Now, I feel like I am back in the saddle again. I found a plug-in that does a great job of spam blocking. Wheeh! Be on the lookout for future posts.

If you have read the newspaper lately, it's amazing to me that we still choose to eat, sleep and breathe.  Why not just end it now?  Bubble this, bubble that, the market's in the tank, the sky is falling, blah, blah, blah, blah.In Colorado we have been in a stagnate market for a while but many of us still tend to get wrapped up in the negative hype of the 'other'markets.  Yes, we have had record foreclosure rates but contrast that with the increase in home ownership rates over the last several years.  Take the good with the bad and the bad with the good.Top 10: Why I'm Optimistic About the Real Estate Market (in Colorado)Interest Rates are still ridiculously low. Big builders are cashing out. Most of the big builders have left the state. That may sound like bad new... its not.  Most of ...

Northern Colorado will soon be a regional hub for high tech firms  the medical industry.  The Medical Center of the Rockies will be open for business in February, 2007 but the hiring process started months ago.  Think the local economy and housing market will benefit from the new Hospital?  Umm, yes!

I have been in the real estate sales business long enough to know when a property is  overpriced (no one will buy), underpriced (everyone wants to buy) and  value (many will want to buy).  The key element for a seller when deciding on the category he/she would like to be in is......... motivation. The overpriced seller is clearly not motivated (or just thinks their house is XXXX dollars better than the rest of the neighborhood.  The underpriced seller tends to be desperate to sell (highly motivated).  The value priced seller is in a range that is not too hot or not too cold (sounds like the 3 bears). When it's all said and done, the overpriced seller really never wanted to sell (or really had dillusions of grandeur), the underpriced seller just needed out and the value priced seller was r...
