I was reading the 4th book of Proverbs and was blessed by the Chapter. It was interesting, the author referred and noted wisdom... in the feminine. I know my female friends will love this and my male friends will wonder why I would bring up such a notion. Rather one is female or male, it is still interesting. No one likes a whiner ...right. I have a cure for the whiner. This cure produces many benefits. In fact this cure has been recommended by our medical superstars. It is a simple cure that can be bought in most cities. This weekend I had the opportunity to tour several manufactures that produce this valuable cure. The tour enforced a biblical suggestion of providing this substance to someone who is ailing. It is has proven to be effective in 9 out of 10 whiners. Denver, Co ...Western Riddle-A Cowboy rides into Denver on Friday, stays for three days and leaves on Friday... How did he do that ??? I'm amazed by some of my eastern friends. They think Denver is a good ole boy, low down cowboy town. Many years ago perhaps that was true. Today, Denver is a major metropolis. In fact, Denver almost has it all. Denver has something for everyone from climbing a mountain to going to the theater. In Denver you, one can go skiing in the morning and golfing in the afternoon. How many Realtors does it take to sell a home ? This title may seem to be a lead into a joke, yet it is not. There are several answers to this question. The easiest and first answer is one. I estimate the national average of the listing agent selling their own listing is about 5% of the time. I myself enjoy the benefits of being the listing and selling agent. The number one reason, I know my buyer, I know the lender and my peeps are telling me what I need to hear. The truth !!!. The second answer is “16” Realtors to sell a home. This is more likely the correct answer. Provided the listing is in good condition, the home shows well and is priced correctly, we typically see 10 – 15 showings before receiving an offer. Let’s presume it is #15 that shows and writes ..plus me the listing agent...

Setting:  I had just awoke 20 minutes prior and was sipping my first cup of coffee.  I was still in my pj's and checking the first flight of emails.  My 4 year old daughter is watching t.v. in the the other room and already wired from her bowl of "healthy" Frooty Circles.  Blankly typing away I overhear a lullaby in Dora the Explorer high pitched voice that goes like this:  "Go to sleep volcano, go to sleep Volcano...".  Imagine the soft background music and a mobile overhead but NOT your mother's voice. I came across this e-mail "How to get people to open your e-letters". I get the hundreds of emails that I only read the subject line and delete.  We all get the spam, ads, jokes and chain mail that never make it past our delete key. This one intrigued me simply for this reason: the subject line was interesting and I want people to read what I send them.  This email came from 1st Choice Property Inspections here in Denver. With their permission I thought it was to good not to post. How does a recent home buyer claim their $8k buyer tax credit ???  Simplified Version The buyer claims their tax credit on their Federal income tax return. The tax credit is for a primary residence.  Recent home buyers need to complete IRS form 5405 to determine their tax credit. Once determined, they can claim the amount on line 67 of their 1040 income tax return for 2009. The purchase HUD statement from their closing of the home needs to be attached to form 5405.  No other paperwork is required. There have been questions regarding this tax credit being "refundable". The credit is refundable in that a home buyer credit can be claimed even if the buyer has little or no federal income tax liability to offset. For those first time home buyers who are waiting and still want to qualify for the credit need to get going. In the Denver area, most entry level homes are mainly REO's and short-sales. This will cramp the time frame left to qualify for the credit.  A typical real estate transaction takes 30-45 days once under contract.  That doesn't include qualification process, listing search's, actual viewing, and bidding.  This can take a month before your under contract.  Finding a deal in the entry level can be time consuming and finding homes not "distressed" can be difficult.  Investors are ready to pounce and the competition is steep.  Be prepared to get out there when homes are listed in your choice neighborhoods. Metro Denver real estate market has some sweet deals and steals... right?!   Many of my new leads/clients have come forth with the expectation that there are tons of hot steals out there.  I assume outside of the Denver market the status is similar nationwide.  There is a big difference between the public expectation and the reality. Truth: Denver market is full of foreclosures, shortsales, auctions, REO's and HUD's (deals) with no end in sight.  There are deals out there if you (buyer/investor) are patient and prepared with this:  1) Shortsales and bank-owned will take a minimum of three months to close, typically. 2)  If the home is below $200K and a good deal it will be under contract within a week. 3)  Is the buyer ready and willing to go look at these "deals" as soon as they come o...
