In the past, I have had clients request to only tour homes serviced with public water and public sewer.  Even with their fairly good sized budget, it severally limited the number of homes available that we could look at. Something that has been used in the last few years is an appraisal gap. Typically, prior to the pandemic, is most buyers seeking a mortgage would include an appraisal contingency.  For example, if the contracted price between the buyer and seller is $500,000, and the buyers lender sends out the appraiser who values the property at $475,000.
