Bridgeport ~ Stamford ~ Norwalk, Ct. has Highest Density of High Income Families.   The U.S. Census Bureau just released its report ‘The Geographic Concentration of High-Income Households: 2007-2011’ with the Bridgeport-Stamford-Norwalk, Connecticut region having the highest concentration. The census report finds that 17.9% of households in the area have incomes in the top five percent nationwide which is above $191,469 per year. San Jose-Sunnyvale-Santa Clara, California came in second with 15.9% Washington-Arlington-Alexandra, DC-VA-MD-WV came in third with 14.1%. On a state-by-state basis, Connecticut has the third highest concentration of the ultra-wealthy at 9.5 percent, behind Washington, D.C. at 11.4 percent and New Jersey at 9.8 percent. Renter's Survey 2013 InfoGraph ~ Former Owners Choosing to Rent. Apartments.com conducted it's annual nationwide survey on more than 1,300 renters to gain insight of where the 2013 rental market is heading. See Inforgraph below for results. The average monthly apartment rental cost in the U.S. up 3.8 percent from a year earlier in Q4 2012 and the nation's apartment vacancy rate continued a steady decline to 4.5 percent in Q4 which is the lowest vacancy rate level in more than a decade. Through the survey it was found out that a growing number of former homeowners are choosing to rent rather that re-purchase. DARIEN Market Trends December 2012   The Darien market is ending the year with an interesting twist.  The number of sales are down, but average prices are up.  That can only mean that high end sales homes had a strong showing at year’s end.  With only 4.67 months of inventory (the 12 month figure is used for the absorption analysis), it is now officially a Seller’s Market! (Less than 6 months of inventory indicates a Seller’s Market.) Numbers Do Not Lie, Green Building = Saved $$$. The numbers do not lie; we doubled the size of our 1400 square foot home in Connecticut and with easy to use Green Building practices and technology back in 2008 and the result are that we lowered our heating bill by over 15%. Our average oil consumption over 2 years (2011 & 2012 compared to 2005 & 2006) was lower by over 30% while doubling our living space. We did add an efficient gas fireplace that provides heat and once that is taken in our heating bill is still 15% lower than before the addition. What did we do? Darien, Connecticut Year End 2012 Real Estate Market Report for single family homes compared to 2011 show a 23.3% improvement in homes sold.  Along with that average days on the market decreased by 5 days and yet average sale price was down 8.7%. When you dig a little deeper the average size home was about 5% less in 2012 (3,266 sq.) to that of 2011 (3,438 sq. ft.).   Currently there are 90 single family homes listed for sale on the Darien MLS down from a yearly average of 175 to 200 listings. Currently prices are ranging from $365,000 for a 1,200 sq. ft. In November 2012, 4 properties were rented in Darien, 2 fewer rentals than last month. This is 3 fewer closed rentals than in November of 2011. The range of prices for active rentals is the same as last month, from $2500/month for a 2 bedroom cape on Relihan Road to $16,000/month for a stately, 6 bedroom, brick colonial overlooking a golf course and a lake. As of December 29, 2012, there are 27 active rentals in Darien with an average list price of $5,294. DARIEN Market Trends November 2012 The Darien market is showing seasonal signs of slowing down.  With only 6.3 months of inventory (the 12 month figure is used for the absorption analysis), it is almost a balanced market.  (Less than 6 months of inventory indicates a Seller’s Market.) Home Sales Up, Market Report for Darien, Ct.  November 2012. With only a few weeks left in 2012 let’s take a look on how single family home sales have done in Darien, Connecticut. Year to Date, Year over Year total dollar volume sales are up 9.5% with over all homes sold up 20.4%. Yet average sales prices are down 9% from an average of $1,682,391 in 2011 to $1,530,772 in 2012. Part of the reason for this decline is that the average home size is down 200 square feet from 2011 of 3,798 sq. to 2012 of 3,598 sq.
