The village center of New Milford, CT may be one of the most picturesque downtown centers in New England, although I am sure others are almost as nice. I also may not be the one to judge as I love living here and spending time downtown. Nevertheless, we are in the middle of a very exciting project downtown, thanks to local businessman Gary Goldring. Mr. Goldring had the fore-site to see the potential of our beautiful downtown area and purchased a few of the buildings. He has been fixing them up one by one, and they look FANTASTIC! His latest project is the building that houses our new office location at 27 Main Street and the old Sloan's Pharmacy building at the corner of Main and Bank Street. We just listed a wonderful 3 bedroom raised ranch in southern New Milford at 125 Wynwood Drive. The home is immaculate and extremely well cared for. The national news is clear, the real estate market is showing some signs of improvement... however... real estate is hyper local and "improvement" is a relative word. How is the real estate market in New Milford, CT doing? It is still a buyers market. For sellers this might not be what they want to hear. However, a shrinking inventory is frustrating buyers to no end. Price it right and it will sell is a phrase worth remembering.March 2013 saw 16 sales in New Milford, CT, an increase from February's 12 sales. The average sales price was up to $362,547, however.... there was a large sale of over 2 million dollars on Candlewood Lake which skewed the average sale price dramatically. Single Family Homes, real estate statistics for New Milford, CT February 2013. Litchfield County Real Estate.For the 9th month in a row New Milford, CT is seeing fewer active listings. February 2012 showed a sharp decline of homes available for sale. This is a good thing, a glut of homes on the market does not bode well for home owners looking to sell. I would like to see an increase in sales also, but this didn't happen in February. It was a short month, but closed sales were down.A marked increase in the number of short sales for sale in New Milford is evident. Currently there are 15 short sales. I am afraid to say I have, at times in my tenure in New Milford, taken the Housatonic River for granted. Lately my thoughts have been consumed with the fact that today is the last day I have to drive over the bridge to get to my office. Low monthly numbers and lower prices translate to a very good time for a buyer to purchase a condo in New Milford, CT. New Milford, CT had 50 condo sales in 2012. Real estate sales in New Milford did not go out with a bang, instead it ended in 2012 with a whimper. A total of 11 single family homes sold, a very bad number beaten only by February of 2012 when only 9 homes sold. The good news is the housing inventory was down for December of 2012, it was actually the lowest month of single family homes for sale in the year. However, because of the low amount of sales, the real estate absorption rate, or the amount of time to sell what is currently on the market, if no other homes come on, is 17 months. That is a long, long time. Looking over the past 5 years, our sales are just not improving enough to say the market is improving. What the heck is THAT doing there as they point to the tank sitting at the southern end of our beautiful Village Green. And truth be told, I wasn't sure, I had heard a story that the tank was in a parade, broke down, and ended up on the green. Like most stories, that version of the story may not be quite accurate. I have been going to Salsa Restaurant in New Milford, CT for years. What a treat, they have the best Southwestern dining in the area! We went the other day for lunch, and I have to admit, I hadn't been to their new location at 31 Bank Street yet. It was, as expected, a culinary delight. Yep, it's true. Prudential Connecticut Realty in New Milford, CT is moving!!!! We are packing up and headed to the Village Center of New Milford. Holiday Hayrides are set for the New Milford CT Village Green, Sunday, December 16th, 2012 from 1-3 pm. This is my most favorite thing I do all year long, the children's faces, their absolute delight when they see Santa and the horses driving up Bridge Street and making the turn onto the Village Green. According to a study just published by CoreLogic, Connecticut home prices have increased less than one percent year over year. This places Connecticut as the 6th worst state for price depreciation. Good news for some, bad news for others. I publish monthly real estate stats for New Milford, and every few months for other towns we sell real estate in. As I keep saying, progress is slow in New Milford. Housing sales seems to be stabilizing, however prices are still low and they fluctuate. We do not have any noticeable appreciation month to month. With our sales averaging around 20 a month, housing prices can be skewed by a foreclosure or two in one month, or an estate home in another. Despite the recent storm in the northeast, the number of sales remained stable. This is great news for sellers.
