Southington CT 2023 Year End Real Estate Market AnalysisThe year 2023 was an unusual year for so many reasons.  With the pronouncement of the pandemic back in mid February of the 2020, the world watched in disbelief as the virus spread at an incredibly fast pace and affected all ages all over the world. As business ground to a slow halt, it was a matter of where one could go and how safe would we be.  In the world of real estate, the exuberance of the business that had started in 2019 started to slow the enthusiasm as people became wary of venturing into homes not knowing who was there or their health. Likewise, sellers were wary of having people come into their homes and possibly bringing in a bacterial issue that would infect their families. In spite of this, after a brief pause the mar...

Closed a Warm, Southington CT Ranch A listed and sold Southington CT ranch style home, that offered a lot to it's previous owners and even more to its new owners.I had helped the previous owners when they bought the house 9 years go. Forced to relocate to help an ailing mother, they called me to list the house.A meeting was set to review the home and determine what needed attention to maximize value. Three weeks after that first meeting we were on the market, and 2 weeks after that we were under contract. The new owners are a young couple, and this property sits near the 3 major schools in Southington.Better for them as first-time home buyers, was a CT FHA Program, called Time to Own that offered a $50,000 grant, completely forgiven after 10 years. The sellers have relocated to Florida bu...

Friday Flags in Southington CT  Calendar House Senior CenterAround the corner from a listing of mine is a facility that always has a jammed parking lot. It's location is perfect as it is so close to 2 large 55+ senior housing complexes.Calendar House on Pleasant St in Southington CT is a community gathering and resource center for 55+ adults in Southington CT.It is an impressive building and just aside the main entrance stands a flagpole.Seniors are a generation of people that truly recognize our nations banner and for those that have served, it gets an acknowledgement as they pass.I am getting to believe that the flag guardians know my intent as it was a rather calm day and yet when I wanted a gust of wind, I got enough to allow the banner to unfurl and wave for me.An image like this j...

Friday Flags in Southington CT Depaolo Middle SchoolI am always looking for our flag, and do make a point of stopping if I see one. I do allow extra time for road distractions, so I wasn't late. This flag was flying proud and was almost in the back yard of the listing I was going to, so it was an easy stop. The building is the assembly hall for Depaolo Middle School in Southington, CT. It is also clearly visible for the road better than 1000 ft away so how coo to drive into school and see our flag.It was a breezy day, so my wait was almost nil, and as it was so pleasant, I took a second shot for appreciation.I do like seeing our flag waving proudly in the breeze and in front of a school starts a mindset for the attendees early.Friday Flags in Southington CT Depaolo Middle School

Friday Flags in Southington CT Spring Lake VillageWhile showing a client a condo in Spring Lake Village earlier this week, I had to pass the community center.Adjacent to the lake where the flag poles and there was just a small breeze, and the flags were barely moving.I didn't have time to stop but was determined to come back before I left the complex.  On the swing back, I parked and walked closer and just stood and whispered for a breeze that would give me the shot I wanted. Within minutes, my wish was granted, and our flag waved a thank you to me for waiting. The buyer is still deciding but most likely will come back as Spring Lake Village is one of the finer 55+ communities in the area. There are over 600 units, but they are so spread out as to not feel congested. I'm sure the residen...

The gig economy has been around a lot longer than the term, which was coined in 1915, according to some sources. While the gig economy has been growing for decades, the pandemic saw a boom in the number of traditional 9-5ers shifting to self-employment and business ownership. The IRS has noticed the shift to gig work, freelancing and self-employment, and their auditors and agents are increasingly focusing on those brand-new small business owners. Taxpayers, holding a traditional job that issues a W-2, have less than a 1% chance of getting a notice from the IRS; the audit rate is on the rise for small business owners. And if you work in the gig economy that means you too.The rising audit rate for small business owners is certainly cause for concern. If you’re being audited by the IRS or ...

Friday Flags in Southington CTThis week, my flag sight caught a waving banner on the town green in Southington CT. It was proudly waving atop a tall pole along with a flag for missing POWs.For 2 weekends at the end of September, there will be thousands of people walking along these streets for the Southington CT Apple Harvest Festival. This should be their 55th year. There will be a full schedule of events including a parade. My favorite will be the apple fritters that will be sold daily.Friday Flags in Southington CT

Friday Flags: A Place of Honor in Central CTOn a drive, in state this week, a sign made me take a detour to a memorial I have seen many times in the past. The signpost read Iwo Jima Highway, and I remembered the Iwo Jima Memorial that occupies a place of honor near the campus of Central CT State University.I don't know how accurate the sign may be that describes it as a National Memorial, but the base of the statue shows the names of the Connecticut servicemen that lost their lives on Iwo Jima during World War II.The battle to take the islands was the fiercest in the pacific and cost almost 7,000 US marines and Navy personnel. At the end of the battle, a squad of Marines raised the flag atop Mt Suribachi, which was the inspiration for the completion of the battle. There wasn't much wind, ...

Filing your tax return accurately is crucial to avoid unnecessary tax troubles. However, it's not uncommon to discover errors or overlooked information after you've already filed. These plans include: Guaranteed Installment Agreement: This plan is available to taxpayers who owe $10,000 or less in taxes. The taxpayer must agree to pay the debt in full within three years and must have filed all required tax returns. No financials are required.
