Harbor Beach Resort in Daytona Beach. April 2012 Harbor Beach Resort is an 8-story condo-hotel located at 701 S Atlantic Ave south of Sun Splash Park. Built in 1975, this 164-room resort was recently renovated. Extensive concrete restoration (replacement of all balconies), plus installation of new windows and sliding doors, repavement of pool deck and some other important items have been taken care of. It is a beautiful building, and I remember that several years ago we considered it a very good condo-hotel, but since there were changes, that made us be cautious about this resort and in general we do not really work there because of the concerns over lack of rental management the way it is in most other condo-hotels. A few weeks ago I was at the county Foreclosure auction in Deland, our Volusia County seat. Deland is a nice quaint small town, home to Stetson University, and numerous local government offices. A condo-hotel unit in Harbour Beach Resort in Daytona Beach was scheduled for the auction, and I was curious to see what happens to it, along with a few other properties to be sold at the auction. We waited until they announce the priced up to which the Lenders were going to bid, otherwise known as the lowest the Lender would accept. The condo-hotel unit was not discounted and the lender was asking for about $35K (I do not remember the exact amount). When I walked into the lobby of Harbour Beach Resort, a Daytona Beach oceanfront condo-hotel, yesterday to see how they were doing, I could not even imagine that I would end up kicked off the property. I saw that the sign “Atlantic Shores Management”, the manager was there, I did not meet this lady before, so I decided to introduce myself. I actually did not need the manager to see that the balconies were fixed and aluminum railing installed. I have photos of before, and while they were doing it. I just came to say ‘Hi’… I told her that I was a broker and that I specialized in condo-hotels and that I was blogging about them on the Internet. It was time for me to pay a visit to Harbour Beach Resort, a Daytona Beach oceanfront Condo-Hotel, as I have not been there for quite some time, and last time I was there, they were in the process of remodeling, or better say, concrete restoration, a major and costly repair, which all oceanfront buildings in the area have to go through after 30-40 years. It involves replacing balconies. Because to do that they need to go inside 18", and for that they have to take out the glass wall with a sliding door, owners usually replace them with new ones, which are up to new codes and are hurricane proof.  This is a 165-unit oceanfront eight story condo-hotel in the heart of Daytona Beach. Harbour Beach Resort, 701 South Atlantic Ave, Daytona Beach, FL 32118 Built in 1975, the Resort had seen better days. Until 5 years ago we considered it a nicer property and liked to bring our customers there. Then the property started slowly deteriorating, management and maintenance going down the hill. They did not have luck with the management company, three companies within the last 4 years made a big dent in trust between the onwers and the management. The Board failed to set the goals to preserve the and increase the rentals. It is just mind boggling what can people do to diminish the value of the property for the owners. No decent rentals, the whole front desk is missing... Last year the resort started serious work on replacing concrete balconies. They also are replacing the wind... 06/09/2008

HARBOUR BEACH RESORT 701 South Atlantic AveDaytona Beach, FL 32118 As of October 28 there are 16 units for sale in Harbour Beach Resort ranging from $84,900 for a studio with city view to $219 for direct oceanfront one bedroom unit. In tis very slow market, strangely enough, these units hold better value than many others. HARBOUR BEACH RESORT701 SOUTH ATLANTIC AVEDaytona Beach, FL 32118 Harbour Beach Resort was built in 1975, converted to condo-hotel in late 90s. 25 units belong to Westgate, the time share company from Orlando, the rest of 159 rooms are condo-hotel units. Unit numbers from 1 to 14 are direct oceanfront units with a balcony, some of them one bedroom units. Unit 15 is a corner unit without a balcony. Units 16 through 19 are on the north east side and have a great view not only of the ocean, but also of Sun Splash Park, which is north of the property. Units 20 & 21 are city view units facing west, no view of the ocean. Has a history of love-hate relationship between the Association and the management company. This adversely affected the property.
