Five Things Buyers & Sellers Should Do To Buy In 2013     Here is my short list of tasks I would put on my 2nd quarter to-do list if I wanted to buy or sell a home in the remainder of this year.   How’s The Credit: Perhaps you are void of credit problems, good for you!!! But let’s get real, this year will be a year in which many post-foreclosure, post short-sales, and laid off workers will find themselves sufficiently recovered. Look to increase your positive cash flow. The first plan may be to buy, fix & flip, however buying right in the best area gives you a second option if you decide or have to rent out the property. Target your market or your buyer. If your plan is for a move-up buyer than that should be your target. It also could be a specific choice like the beach, military base, college town or fac...

Homeowners: Do You Really Need To Use A Contractor For Renovations?     Now that you have decided to move forward to buy and renovate, you must first decide how much work you will do yourself. If you do decide on choosing a contractor, you will certainly avoid the many hassles of managing the work and hiring subs for the actual work proposed. Also if you do not have the time to manage your project(s) hiring a general contractor will probably save you both heartache and cash in the long haul.  However, if you do have the time and fortitude to take on negotiator, project manager, and or coordinator you may just be able to increase your financial reward. The bottom line with this decision is to be honest with yourself and the commitment needed to complete your project. Here are some key ...
