The official numbers are out, and sales continue to show improvement over last year with 1,076 compared to 1,029. Prices continue to show improvement too if you are a buyer. The median price for November was down to $167,025 compared to $234,900 last year. That is a 28.9% decline in the median price year over year. The average interest rate was also down to 6% compared to 6.3% last month. The decline in prices and interest rates has lead to a huge jump in the affordability index to 135. With sales up, so are new contracts and the total number of contracts. New contracts were up to 1,644 compared to 1,193 last year, and the total number of pending contracts is up to 3,326 compared to 1,806 in '07. The following are the market sales statistics for Orlando, Orange County, Florida for November 2008.  Orlando is made up of a multitude of zip codes.  For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas. A couple of definitions are in order. The median sales price means that 50% of the homes sold for more and 50% of the homes sold for less during a certain period of time - in other words, it's the midpoint of sale prices. So basically what this means, is that the median sales price is showing market activity in that it's specifically indicating which price range is more active. While I admit last weeks sales look a little strange across the board on all the communities I am researching, I have no idea why the numbers are so high. As you can see the numbers this week for Avalon Park Real Estate appear to be more in line with the averages we had seen in the past as indicated by the first line.As of the week ending 11/27/2008 Avalon Park still has 152 homes for sale that need third party approval. This equals out to being 41% of the Avalon Park homes for sale are in foreclosure or short sale status. While the month of November does have a few Holidays in the month, the Downtown Orlando still had strong closings. The area's I have chosen range from SODO area, Downtown Orlando and Colonial Town.   The area saw a total of 45 sales for the month of November. There are currently 858 properties for sale at the current absorption rate it would take 19 months with no new listings coming on the market to sell all the homes in the Downtown area.
