A lot of agents try to work every deal that comes down the pike, and I do not think it is a very smart idea.  I cannot be an expert in everything in real estate.  Lots, land commercial, business leasing, buyer agents, listing agents, residential, new home construction, waterfront, development, time shares, rentals, property management and more...!  That is not even counting the geographic area that an agent chooses to work in.  Will an agent work a home in their neighborhood only or take a listing or a buyer clear across town?  Can they really be familiar with the properties and the local events taking place 50 miles away?  Each county may have different zoning issues, new codes, school redistricting, property tax issues, and local assessments.  Are you familiar enough with commercial t...

The old real estate axiom, "You have to LIST to LAST" will always be true...listing agents help control the market, increase their name recognition and visibility, and have the possibility of picking up unrepresented buyers from sign calls as well. That being said, in this tougher market, you should be "interviewing" your potential seller with as much scrutiny as they're using to interview you.   With costs of marketing continuing to skyrocket (including the gas used getting back and forth to your listing), you really want to make sure that your seller is truly ready to sell before you sign on the dotted line.   Here are the main questions to consider: 1.  Are they motivated?   Do they truly have a need to sell in the immediate future, or are they just "testing the market" or listing th...

So it's time to move!  Time to sell the old homestead! Wow, maybe you sensed it was coming.  Obviously the home is now too small for your growing family.  Or, maybe it is too big now that the kids have grown up and moved out.  Or maybe it is too small because the kids have grown up, moved out, had their own kids and now there is more family than ever! Maybe it's time to move, because you want different schools for the kids. Do the In-Laws need a suite that your current home does not provide? Maybe the company has transferred you (Congrats!  You knew a promotion was coming your way).  Or maybe, the company has downsized you (Bummer!  You sensed a let-go was coming your way). Maybe you want to be closer to your employment.  Maybe it's because GAS WILL SOON BE $500 a gallon (maybe that's a...

Two Re/Max Hot Air Balloons available for rides or tethered events. I was driving into the office on Thursday and one of the Re/Max Balloons was attempting to land in the parking lot.  The space was a little tight so the pilot took the balloon back up just enough to cross the road and land in the lot across the street.  The weather was calm he was able set it down in the lot and stay there while the riders took turns getting out and taking pictures of their friends who were still in the balloon.  I mean there was nothing holding it down - it was just balanced perfectly in the ground with no ropes or anything holding it place.  There were two couples plus the pilot on board and they loved the ride. After about 10 minutes the chase vehicle showed up and helped everyone get out and then he...

Home prices are continuing to fall, according to the latest report of the S&P/Case-Shiller indices. The data, good through April, show that prices in the 10-city index fell 16.3 percent from last year. The 20-city index fell 15.3 percent, also a new record low. Home prices in Atlanta continued their slide, dropping 0.1% from last month to a level 7.5% below that of last year. It is the seventh straight month of annual negative returns for the city. Still, it could be much worse: Las Vegas and Miami continue to be the weakest markets in the country, with prices in Las Vegas dropping 26.8 from last year's levels, and Miami shedding 26.7 percent. There were some bright spots in the latest report: 8 of the 20 cities surveyed showed positive month-to-month appreciation, though their year-to-...
