Columbus Ga. NEWS:  The initial phase of the planned AFLAC expansion is completed.  The Corporate Ridge AFLAC Campus is located on 104 acres and the first phase of construction is finished.  Over the next 5 years the next two phases will include new facilities for the IT department, which is presently housed on Wynnton Rd Columbus Ga.  The over all economic impact has yet to be guesstimated, but the 2000 new jobs that will be created are great news for the city and surrounding areas.

 Columbus Ga - Fort Benning - The A. J. McClung Memorial Stadium, previously Memorial Stadium, was renamed to honor one of our city leaders.   This field was the site of the historic Georgia Bulldogs and the Auburn Tigers football rivalry, during the period of 1916 until 1958.  Currently it is still home to the football rivals of Tuskegee-Moorehouse, the field is also used for local football and soccer games.A.J. McClung was first elected to Columbus Council in 1970, pre-consolidation which came about in 1971 under Mayor J.R. Allen.  Mayor Allen was killed in a plane crash in 1973 and A.J. Columbus Ga, Fort Benning  NEWS:   The Consolidated Government's Finance Department has concluded their study of the Landfill Accounts.  Now the Finance Department is asking to make accounting adjustments to write off uncollectable debts from past Landfill customers.  Nearly 1.3 million dollars of bad debts are being written off from the period of 1997 through 2004.  It gets worse, they also want to write off debts in the amount of nearly $800,000.00 accrued in the form of Landfill fees and tickets.  These debts are also deemed uncollectable since a four year statute of limitations has run out.  Total adjustments amount to 2 million dollars and change.  Why didn't somebody think of turning it over to collection agencies?  Thank you Finance Department for sleeping on the job during the l...

The City Finance Department finished studying the Consolidated Government's Landfill Accounts and wants permission to write off  1.3 million dollars.  This is the amount of money considered uncollectable from the period of 1997 until 2004.  Very nice for somebody!  Since 2004 the city has also been unable to collect  revenue in the amount of nearly $800,000.00.  from uncollected tickets and landfill fees that have exceeded the statute of limitations. We are all asked to comply with water conservation measures by the State of Georgia Environmental Protection Divsion and the Columbus Water Works.  Currently the restrictions apply to outdoor water use.  As of April 18, 2007, the Georgia Environmental Protection Division declared a Statewide Level Two Drought.                                    THIS IS THE RESIDENTIAL OUTDOOR WATER USE SCHEDULE Odd-numbered addresses may water only on Tuesdays, Thursdays and Sundays during the hours of 12:00 midnight to 10:00 a.m. Even-numbered or unnumbered addresses may water only on Mondays, Wednesdays and Saturdays during the hours of 12:00 midnight to 10:00 a.m.  No outdoor water use is allowed on Fridays

The downtown area of Columbus is going thru a revitilazation with street scapes along Broadway and the Columbus State University moving the Arts and Music departments downtown.  We love to go downtown and sit outside with a cup of coffee or some other beverage and just relax.  We also eat downtown at about once a week at somewhere like the Cannon Brewery which is an old brick foundry which they have remodeled into a fun restaurant.  If we have time we can take a walk down the riverwalk along the Chattahoochee, take in a play at the Springer Opera House or go to a concert at the Rivercenter.  It is a great area to hang out!                Columbus Ga Real Estate and Fort Benning Realtors

The past few years have been a boom for business growth in Columbus.    One area that is amazing to me is the Columbus Park Crossing area.     That area has exploded with restaurants, movie theaters and shopping.  Just in the past couple of months we have gotten a new super Walmart and Sams locating in one section.  A Kohls, Dicks Sporting Goods, Mens Warehouse, and several other stores in another section.   A 15 plex theater with stadium seating.   13 new restaurants have located just in the Columbus Park area with several in other areas as well and more under construction.   It is an exciting time in Columbus and is spilling over into Phenix City as well with the anouncement of a new Char Broil Steakhouse under construction in Phenix City.  Columbus and the surrounding areas are a gre...

   Britt David Magnet Academy is the highest ranked public school in Georgia!  It's true,  the Georgia Public Policy Foundation reported that statewide testing revealed Britt David Magnet Academy the number one school in all of Georgia.  Columbus,  the Muscogee County School Board, Staff, Teachers, Students and Parents should all be very proud of these results.  I am very happy to spread the good news and want to express my congratulations to the students and teachers.  Three cheers for Britt David! What is the difference between MLS searches.   Ease of use!  When searching properties in an area you will want to easily identify areas, schools, prices and other factors that influence your decision.  Mapping is becoming essential to finding the homes you are interested in.  When moving to an area you need the visual reassurance of the home locations.  You don't know the area so you have no way to know what area a subdivision is in.   Look for an MLS search that offers a mapping tool!Schools are very important to the purchase of your home - even if you don't have children.  It will affect you now and it will effect the resale value of your home.  You should be able to toggle from your MLS search to a tool that tells you more about area schools.  Lots of pictures.  Many of the homes on...

The Chattahoochee River divides Columbus Ga from Phenix City AL.  It is absolutely gorgeous at Christmas time.  We had have been to the River Club twice in the last week which obviously overlooks the river.  The Christmas lights on both sides of the river just make you feel warm inside.  We love the downtown area and especially the River.  This is just one of the reasons we love living and selling Real Estate in Columbus GA.

2007 may be the best year ever for Real Estate!  I already hear the groans so let me explain why I think so.1) Mortgage rates are great at about 6% for a 30 year loan and it looks like they are stable.  If you check the rates over the last 25 years it is hard to argue with this fact.   25 years ago rates were 18.62%!!2) Home Sellers are willing to make a deal! Sellers in 2006 have been in denial but are now waking up to the fact that they must price their home right and be willing to pay closing costs to move their home!  3) The economy is good!  Unemployment rates are down, GNP is up, and the wealth is unreal.4)Buyers have been waiting on the sidelines but now realize they can get a good deal on a home!  The truth is they are right.  5)There is a lot of inventory available for the buye...
