  My Take On The Market       The market is really starting to pick up. I have already had 14 closings this year. Six of them were my listings that sold! Several of my listings are under contract and others have offers that we are countering back and forth on. I just closed some land on Highway 52 West that has been for sale for years. I also have a couple of lots under contract that have been on the market for a while.  Most of the closings were the result of a recent flurry of activity. The weather was so bad in January and February that very little happened then.    Several of my listings are getting shown regularly.  A couple of homes I listed just down the road in Dawsonville drew multiple offers and ended up going under contract well above asking price.   If you have been thinking...

The Dahlonega Georgia Real Estate market is picking up. I think all the bad weater in January and the first half of Febuary kept a lot of home buyers from looking. They are out in force now. If you have a home for sale now is the time to get it on the market.

We are having trouble finding homes for some of our buyers due to low inventory in certain price ranges. Also all the bad weather has slowed things down. I am hopeful cabin fever has set in and people will be out in force when the weather breaks. The good deals are going fast. I submitted offers on two new listings last week. Both of them got multiple offers. One drew three cash offers the first day on the market. I am waiting to see if we are the highest and best bidder. I think this is going to be a good year!

There is a shortage of propane now. I was told that much of the gas is being diverted up north due to the extermley cold weather. For those of you in Dahlonega and the surrounding area that heat with propane you better keep an eye on your tank. This cold weather is causing you to use gas faster than you think.  I placed an order today and was only allowed to get 100 gallons. It cost 335 per gallon from Budget Propane. I called another place that would either let me get 50 gallons for $235 which is $4.70 per gallon or I could have gotten 100 gallons at $3.99 per gallon. It could take up to 5 days to get the gas I ordered from Budget. The last thing you want is to be without heat and the temp get down into the teens. I think 2013 will go down as the start of the real estate recovery. The trend is for things to get better. I am very busy showing property now. We are even starting to see a little new construction. I expect new construction cost to be less than they were before the bust due to investors buying foreclosed lots for next to nothing. Before the land cost was much higher. I think if you have an existing home to sell you may want to get it on the market before you have to start competing with a bunch of new lower priced homes.

321 Homes Listed in The First MLS System in Lumpkin County Sold in 2013. Only 233 Sold in 2012 121 Of the homes sold in 2012 and 124 of the homes sold in 2013 were either foreclosures, short sales or listed as having a corporate owner. 20 Townhouses or Condo's sold in 2013 and 2012 had 15 to sell. Foreclosures or short sales accounted for 9 of the 2013 sales and 8 of the 2012 sales. 32 Developed Lots sold Last year and only 14 sales 2012 27 Land Farm Sales in 2013 verses 17 for 2012.
