Zombie Skin Jerky????? Heck Yeah! The other day I was heading to look at some mountain property outside of Ellijay Ga and passed this place! I didn’t have time to stop at that moment but thought to myself “ I hope they are still open on my way back.” Sure enough, YES, they were open. Now, honestly I did not know what to expect from a roadside store in the middle of the mountains. Maybe some sort of extension of bubbas boiled peanuts or something. But this place is awesome! Today we work up to the first real day of Fall in the North Georgia Mountains. temperature dropped over night into the high 40's. However today is bright and sunny with a high expected in the 60's. This is the best time to hike and walk through our great mountains. The weather is great and the leaves are starting to change. Everyone is gearing up for the fall festivals.this week in Jasper is the marble festival. And the mother of all mountain festivals, The Ellijay Apple festival is just around the corner, and up the road from us. Every new Years Eve we make resolutions. We make them for our live as well as our business . We make them for a bunch of things. When we wake up News Year Day , after a fun new years eve, we often remember our resolutions and with great anticipation and excitement try to live up to those resolutions. You all know what I am talking about. So this year I have made a different resolution. I resolved to wake up and think it is new Yeas day every day. This will mean that I am at day 1 of my resolutions. And of course everybody want to achieve what they have resolbved for at least one day. I am going to do my best to keep that attitude for 2010. I was showing property today and took these pictures from a home that is priced at 179000. It is on 2.38 acres so a lot of what you see is the view. The house itself is almost incidental. Land sales right now are terrible where I am. 3 years ago for every home I sold I sold 4 pieces of land. Today the ratio has turned the other way. Why? First there is the financing. Lenders do not want to lend on land. It is easy to walk away from. So they want more money down and often rates are up to a point higher. Second in so many cases it is less expensive to buy an existing home than to build. So construction loans again want more down and are interest rated higher. So why is it a great time to by land? It is a great time to buy land because prices are low reflecting the problems in the market. Yes you may have to hold for a while. But if you can afford to buy now do it. I love the North Georgia Mountains and one day while Breana and I we're up that way we ran up on the following place called "Black Bear Ridge"  talk about a beautiful place.  Well I am pleased to say that I have now met the terrific agent for the community and according to her the developer is willing to do owner financing, knock 15% off lot prices, give free water hook up and free water for a year and waive the POA fee for a year!
