Last week I compared the "North End" in Boise year over  year for homes sold and Median Sold prices. See that post here.  This week I wanted to compare Eagle, Idaho.  Eagle is a city on it's own in the Boise area, North West of Boise proper.  It is a popular place to live, and like North Boise tends to have the higher priced homes and high end subdivisions.  I think looking at these numbers is facinating.  in 2010 April and May were clearly the peak months with 60 and 59 homes sold, while May, June & August took the cake for 2011.  However, notice how 2010 peaked higher, but 2011 summer stayed steadier.  And clearly, January people have other things on their mind than buying a home.  2010 January through September totalled 345 sold while 2011 shockingly is exactly the same, with 345!  ... 10/21/2011

    Every week on Thursday afternoons I volunteer at Meridian's Joint School District #2's North Star Charter School in Eagle, IDAHO.  I love spending my weekly afternoon time with Ms. Maureen Miley's 1st grade class.  The enthusiasm that these kids have for learning is so apparent and it is so refreshing to experience the zest for life these youths exhibit.   I have seen the transformation that these children have made throughout the year.  I work directly with the children on a writing/journal rotation.  What amazing strides and milestones have been reached!  At the beginning of the year, it seemed that every child struggled and stumbled with each word, word sound and phrase.  Now that we are nearing the end of the school year, most of the kids are writing pages of content with very i... 04/13/2011

  Existing Home Sales continued their upward climb in January.  This is the fourth month in a row where we have seen month-over-month gains in the number of units sold.  The National Association of Realtors reported that sales rose 2.7% from December.  Also, the inventory levels decreased again:   The number one reason that the housing market tanked was due to over supply.  So, with home sales increasing and inventory levels decreasing, this is certainly a trend with some momentum.  All cash sales and distressed sales did increase last period.  But any way that the excess inventory is gobbled up is good.  It certainly shows that the demand is there and that investors are snapping up properties before prices rise.  Maybe you should too? 02/28/2011

I was out in Eagle today looking at home where the people will have to list as a short sale, due to the amount they owe compared to what the market is willing to pay for their home.  All the more important that a buyer have a trusted professional locating the best real estate buys in Eagle, Idaho. Eagle is a beautiful area of Ada County.  It has gently rolling foothills and some back to BLM land and other private land.  Some owners have acreage lots where they can have horses and cows and some have their entire acre landscaped. Parts of Eagle are much closer to the Boise River, like the house pictured here to the left that was a listing we had in Island Woods Subdivision. Another week has gone by and I was researching for the best real estate buys in Eagle, Idaho today and I found several to choose from. When looking to Eagle, Idaho one must first look to the downtown sector.  It is a small, quaint group of small businesses and the senior center. It extends to the library and the post office to the east and more restuarants and offices to the west. Whether you go to the Italian Restaurant, Davinci's in the downtown section on State Street or Bella Aquila off eagle Road by the river, we have it covered in upscale or relaxed atmosphere. The Eagle City Council has made some great moves to make Eagle a viable community by tightening the belt where needed and yet still providing growing services.
