It was a gorgeous day to show homes... My spirits were high.  It was Sunday morning.  10:00 AM. The temperature was in the low 60's.  Just a hint of wind.  Not a cloud in the sky... I was showing a home in the Orchard Valley townhouses, just off Orchard Road and I88, in western Aurora.  It's a great neighborhood.  The subdivision borders Orchard Valley golf course.  The homes are priced between $150,000 and $200,000... I was early for the appointment, so I took a stroll along the course.  The eighth hole, a challenging par 5, runs the length of the subdivision.  I catch myself wishing I was golfing... I am showing a townhome to a young couple I have been working with for two years.  They hope to buy this September... We are seeing an end unit that is just on the market.  Largest model. ...

I have noticed recently that the foreclosure market is starting to heat up. The banks are starting to price their homes properly and they are selling.   In the last week alone, two new foreclosures were taken off the market by bargain hunters in subdivisions I watch closely. One was in River Bend, Lisle.  Ok model price at 229k.  Great neighborhood. The other was in Orchard Valley.  West side of Aurora.  Cool neighborhood with some units on a higher end golf course. My client was bidding on the Orchard Valley unit.  Overlooking the eigth green.  I would have liked this one.  The home sold for above asking price of $149k. Our bid was solid, but not good enough. Orchard Valley Subdivision features large semi-custom homes in a golf course community on the west side of Orchard Road near the intersection of Galena. Although the large community entry sign was largely under construction at the end of 2006, real estate was definately in good working order. Prices ranged from a low of $208,000 for one of the small ranch homes without a basement (just over 1200 square feet) up to an impressive $540,000. However, the general price range of homes in Orchard Valley are high $200's to mid $300's. The $540,000 price should be seen as an exception. However, home prices have actually fell a bit since 2005 when the low was $213,500 and there were several homes that sold above $350,000 (in 2006, besides the home that sold for $500K, there was only one home that...
