What's happening this quarter?   Glad you're here because people are always asking me “How many homes are selling?" How well we are seeing improvement seems to make a difference in what area or subdivision you live in.  It’s really not an evasive answer, it's an accurate one.  Each area and subdivision is totally different! Here’s what I can tell you about the overall Bartlett market –Single Family Homes -  Bartlett averages 43 home sales a month.  Inventory is up substantially over other neighboring areas. The percentage of homes going under contract each month is 17 to 25%. Market time is 88 days which isn't bad but it could be better. Cash is king again?Conventional financing has officially taken back the crown for financing types in Bartlett so far this year. I was poised to write about how cash has taken over the market from a national survey but was surprised to find that is not the case in Bartlett!   Still have to wonder where all these folks are getting their cash to purchase these homes. Investors are obviously working with it so they can purchase those sub-level properties that will not be able to be financed because of condition.
