One thing is certain - numbers don't lie. Looking at these charts shows our local market as clearly as possible over the past five years. You'll notice only 4 years are listed below and that is because I felt that 2020's statistics are meaningless. For single-family homes, home prices marched up and market time dropped. The list-to-sell ratio also went up indicating that home prices sold at close to their list price. Total home sales skyrocketed in 2022 and then declined in the following two years. Condo sales look different. The total sold and the median price still match the single-family home's trajectory. But the market time and price ratio wobbled around.  Currently, inventory continues to stay stubbornly low and buyers are still frustrated with having to deal with multiple offers ...

What Sold in Your North Shore Village in February? Homes that closed in February were unusually low across all villages. That will begin to change as the inventory increases and homes sell quickly. The spring market has started - not only by the calendar but by the warm weather.Every single village had a slight increase in the median sale price over the past 12 months. And every village had an even slighter increase in inventory. Hubbard Woods Winnetka Real Estate for December 2023Hubbard Woods sales were slow in December but that's normal. Predictions are for mortgage rates to lower and steady out in 2024. As the year progressed, there were fewer wildly over-the-list-price bids but many homes still sold close to or at the asking price. Hubbard Woods Winnetka Real Estate for November 202356 homes have sold year-to-date in Hubbard Woods this year. North Shore condos are . . . scarce. Let's be honest, they're selling as fast as homes. In the North Shore communities, there are just 16 condos for sale plus 3 in the MLS Private Market.  One condo is for sale in Glencoe, 2 in Northfield, 13 in Wilmette, and 3 in Winnetka. They range in price from a 1-bedroom/1-bath condo for $159,000 to a 2-bedroom/2 1/2 bath in Wilmette on the lake for $1,100,000. The private market has a Winnetka 3-bedroom/ 3 1/2-bath condo without a list price that I understand will be listed at around $1,500,000. That is located in the new "Walden" building on Green Bay Road which is still under construction.At the beginning of this article, I said condos for sale are scarce. However, sales in the past decade (below) show some years just slightly higher than 2023....

Hubbard Woods Winnetka Real Estate for October 2024Two homes sold in October, both for less than the list price, by 3.5% and 12.75%. The second percentage is higher than normal because it was sold as land.  And two of the new homes to be listed are under contract. Since January 1 there have been 53 home sales in Hubbard Woods. The average list price to sale price ratio is at 100% even as we begin to see some homes sell for less. Hubbard Woods Winnetka Real Estate for August 2024I have seen some small changes in the North Shore real estate market. Particularly longer market times, fewer homes selling over the list price, and price reductions. BUT - not in Hubbard Woods! Only 2 new listings in September - both under contract. Three homes closed with 2 going over the list price. Winnetka North Shore Condo Report If you would like to buy a condo in one of the North Shore villages, some places are easier than others. As you can see from the chart (below) Winnetka, Glencoe, Kenilworth, and even Northfield have had few sales this year.The larger communities of Evanston, Glenview, and Northbrook still have slightly lower sales than in 2019, but they still have most of the inventory. Most condos are selling within a few percentage points of the original list price. For instance, "Median home price tallies largest annual drop in more than a decade." Inman News. . .
