Lots and New Home Builds - BrownsburgAfter my post a few days ago about the inventory free-fall in our area, I got a comment asking about the number of lots for sale here, and how that might be another good indicator of choice for home buyers. There is some data in the BLC regarding lot and new home sales, but you have to keep in mind that not all new construction or lot sales are reported.  Well, that’s a bit of a misnomer. Unless you reside along the shore of one of Metro Indy’s three reservoirs, pickin’s here are pretty slim. In fact, most lakes in these parts are between five and fifteen acres in size and look a lot like this:Something that often seems to confuse real estate agents around here is what the difference is between a lake and a retention pond. For local purposes, a body of water that follows the geographic contour of an area, and could be natural or man-made, by damming a stream (as shown in the picture below to the left) is a lake. A retention pond might be natural, but most here are of the man-made variety as a result of creating subdivisions (below right).  Living on a retention pond is not the same thing as living on a lake. Shout Out to the Lady Bulldogs! It's high school basketball tournament time in Indiana once again, and the Brownburg High School Lady Bulldogs are looking to make some noise this year. Sectionals, which got under way this week in town featured a matchup between Brownsburg and their tourney foes for the past three seasons, the Ben Davis Giants. Brownsburg had lost seven of the last eight meetings with Ben Davis, and were ousted from sectionals three years in a row by them. Last night was different as the Lady Bulldogs dug deep and, behind the leadership of North Carolina-bound and Indiana Miss Basketball candidate Stephanie Mavunga, rallied to defeat the Giants 40-39. Never in our History has there been such a great time to buy a home.  Buyers of Real Estate can get so much more for their money.  More square footage, better quality, more amenities, lower interest rates and of course lower mortgage payments.  Buying a home now seems to be the best time ever to buy your dream home in the Hendricks County Indiana area.  The experts are saying by the end of the year that interest rates will increase to perhaps as high as 5%.  One percent means an increase of 10% in your mortgage payment. The Window of Opportunity for Home Owners here in Brownsburg, Avon and the Indianapolis area to Sell their Home is now.  Foreclosures all over the State of Indiana and across the nation have been pulled out of the market because of the current Foreclosure freeze.  Talking to a local REO Broker in Brownsburg (unnamed)said that out of the 78 listings they had listed, 29 were pulled.  Thats 37% of the Brokers Foreclosure inventory off the market.   The statistics vary but if this is correct then a large portion of properties that were on the market are not competing with current Home owners trying to sell their property.  Speaking with this broker the Broker agreed with me that this is a great opportunity for the Home Owners wishing to sell their Real Estate because all of the competing fo...

Thank Goodness its Friday just doesn't count in the Real Estate business.  This weekend I have a possible Real Estate listing in Mooresville and will be showing property to a Real Estate Buyer in Avon and Brownsburg.  The phone never stops ringing and the e-mails keep coming from buyers or other Realtors asking questions about my Listings or other listings other Realtors have.  I'm not complaining because I love what I do and it all comes with being a Realtor but my husband when he comes home is done.   I am not. A Short Sale can take an unbelievable amount of time.  This Short Sale started back in April and we literally pulled it off of the court house steps.  We got an offer in just days before the sale but didn't actually find out til the day after the sale if it had been pulled.  The days before were spent making phone calls and making more phone calls.  Being put on hold is the way of life in the process of a short sale so I happily spent hours on the phone trying to make sure they new that the property had a legitimate offer.  Well its now Oct and we just got an accepted offer from BOA.  The buyer is thrilled and boy am I.  Everyone envolved is very happy that this file is coming to a close.   The numbers for the Brownsburg real estate market are somewhat baffling for October 2007.  The number of homes sold stayed the same while the average sales priced drastically reduced. In October 2007, 41 Brownsburg homes sold with an average selling price of $169,918. The average home took 86 days to sell and received 95% of the asking price.  October 2006 saw the exact same amount of closings, 41, with an average selling price of $195,382.  In October 2006 the average home had 65 days on the market and received 96% of the asking price.     As you can clearly see the number of homes sold remained unchanged over last year, while the average selling price dropped just over 19% from October 2006.  There are currently 384 homes in Brownsburg for sale with an average asking price of $201,...

Brownsburg Real Estate Report – May 2007 At a Glance:     2007 2006 % Change Active: $225,692 Active: $200,051 12.8 Pending: $182,386 Pending: $173,991 4.82 Sold : $162,887 Sold : $179,866 -9.43 Days on Market: 73 Days on Market: 98   Absorption Rate: 7.45       Active:  In May 2007, 172 homes were added to the Brownsburg real estate market. The average listing price was $225,692.  In 2006, 141 Brownsburg homes were added with an average listing price of $200,051.  The average asking price is up for the average Brownsburg home by $25,641 or 12.8%.  This seems to be out of the ordinary and may be caused by some extenuating circumstances.  This is probably due to fact that there are currently 3 Brownsburg homes that are currently listed over $1,000,000 which is somewhat atypical.  Pending...
