When a HUD home comes out on market, the asking price is usually the FHA appraised value of the property.  Lately, we are starting to see an exception to this norm in the Northern KY area, so buyers will need to be on alert! When viewing the property on the main page of the official HUD website at www.hudhomestore.com, you will need to note what is listed in the "AS IS" section on the main page.  If the price here is noted as "$0", then chances are that the listed price is HIGHER than the FHA appraised value!  Let me repeat that, because this is the real news....if the price listed in the "AS IS" section of the main page on HUD's website is noted as "$0", then chances are that the listed price is HIGHER than the FHA appraised value! Welcome Boone County, Kentucky home buyers and sellers!  Let's take a look at how the 2013 summer inventory is stacking up for the Boone County area as we start into this cloudy 2nd day of July. Today we have 613 single family homes for sale in Boone County  KY with a median list price of $81,000. The average "days on market" expectation for these homes before they sell is now at 64 days, so sellers take note.  We also should point out that there are currently 288 Boone County sales PENDING right now, with a median sale price of $79,900 and an average days on market of 71. Contrasting these stats with July 2012, we find that while the inventory is definately way down from last year's stats (July 2012 there were 716 homes for sale...a whopping 103 more than this July!), the median list p...

Today, 7.2.2013,  we have 181 single family homes for sale in Florence with a median list price of $108,450. Back one year ago in July 2012,  we had a whopping 215 single family homes for sale with a median list price of $165,900!  Looks like the Florence inventory is way low from a year ago, along with the median listing price!
