The Bakery Condos1111 South PetersNew Orleans, La. 70130Once a Holsum Bakery        The Bakery Condos was once a Holsum Bakery. It was turned into apartments in the mid 1990's and into condos in the 2004 time frame. The four story building has 66 units.       One unusual but positive aspecty is that all the units have parking in the garage and in the rear secure lot. A few units have sold their spaces to other units but this is rare. The complex is on the edge of the Warehouse District near the interstate and the New Orleans Convention Center.     The condo fees are very moderate. Improvements have been made to the common areas almost every year since my first sale there in 2004-2005. There is a small gym on the first floor. An Atrium or indoor courtyard as you enter from the parking lo...

The Federal Fibre Mills Condos 1107 South Peters New Orleans Warehouse District  A Little Bit of History about the Federal Fibre Mills         Designed in 1904 by architects Favrot and Livaudals the Federal Fibre Mills warehouse was completed in 1907 and used for the production of rope, largely for ships in port. It was used as a pavilion for the 1984 New Orleans World´s Fair. The old rope factory, built of heavy timber, is an interesting study of conversion efficiency.         Over one million dollars was spent on initial cleanup with a deep desire to preserve the character and flavor of both the New Orleans tan bricks and the first growth heart of Southern yellow pine. Because the building is listed on the National Register for Historic Places, strict guidelines for modification of th...

Tokalon Place Street HomesOld Metairie Street NeighborhoodsSuch A Variety of Homes          This Street is off Metairie Road towards the Lake. The Street is several blocks long and is a dead end street. The lots are larger than most streets in Old Metairie. You know there is a large variety of homes on this street and many that were torn down and new homes built. The lots are very valuable which makes tearing down the old homes and building new ones a norm.          Take a look at the variety of homes on the street. This happens in Old Metaire a lot but this street has a big variety of homes that vary in age, style, size and current value.        Reviewing a street like this gives you a feel for Old Metairie Real Estate. Larger yards allow people to build larger homes. They build homes ...

Showing the NeighborhoodsHelps in Selling CondosWarehouse District Neighborhood     Knowing the Neighborhoods when you list real estate helps buyers see the neighborhood. Many buyers in the Warehouse District and the French Quarter are going to buying for a second home. The MLS now allows agents to add up to 40 photos. After putting in about 25-30 photos for each listing all is taken care of. Lately I take photos of the many places where you can easily walk to so buyers can get a great feel for the neighborhood.      Seeing all the historic features of the Neighborhood is a big Plus. Seeing Parks,Shops, Eats and Drinks is also a great idea. These are photos I took that are near the Gallery Row Condos at 448 Julia near Magazine Street. Photos easily show the fun....

There is also a childs playground under the oak trees.     There are a number of events scheduled monthly at Washington Park. Events such as Festivals, Art Markets, Concerts and Meetings. Many of these photos do not show the entire lots.       Marcus Bouler and His retired Father Eric Bouler with 25 years of real estate experience and over 800 sales have walked sever hundred streets to get knowledge in all Neighborhoods of New Orleans Metro Areas.
