Tony's Pizza has been a landmark in Lake Charles for years and a favorite of everyone!  I can't believe I have not shared it before, it is one of my favorite established Lake Charles restaurants.  The Italian Sub is what I usually order but they also have delicious salads for those that are looking for a healthy menu option. Another thing I like  about Tony's is they always have such festive decorations throughout the seasons.  Another perk is that they now offer a cauliflower crust pizza!  No matter when you go whether its a lunch, weekend or with the family you will always enjoy the atmosphere and the friendly service!Visit Tony's on Prien Lake Road in Lake Charles, Louisiana and for more Things to do in Lake Charles view my tips!

Located in the Southeast area of Lake Charles LA you will find Waterside Subdivision that offers 1 acre waterfront lots and interior lots to build your dream home.   As you drive through this subdivision you will notice that the homes are large custom homes, some with a view of the lake.  What I love most about the neighborhood is the tree lined street which is also paved with a wide sidewalk large enought for a golf cart!  For more information on this Southeast Lake Charles Subdivision contact Marilyn Boudreaux Century 21 Bono Realty 337-499-9592

Summer temperatures are here in Lake Charles and that means the demand for homes with pools goes up!3615 Colette Drive in Sulphur comes with a pool and an outdoor kitchen!New pool owners and buyers frequently ask me what are the costs with maintaining a pool.  That will vary based upon various vendors and condition.  To avoid any issues, keeping your pool in summer swim shape is essential. So what does it take to maintain your pool and keep it swim ready this summer?I recently chatted with my own pool service, Precision Pool Services in Lake Charles.  Here are some pool tips from owner, Blake Calderera: Regular water samples and chemical checks Keep your  chlorine level  high enough because when it gets hot algae can grow.  You also want to keep salt levels high if you have a salt water ...

Do you remember your first home purchase?  I can remember my first home purchase was in 1983 in Lake Charles, LA where I started my family. It felt so  rich not to be renting anymore and to own a 3 bedroom 2 bath brick home on a slab with a backyard, in a neighborhood with sidewalks!!!There are always sweet memories associated with the first home you settle into. This is the story my personal experience assisting Lake Charles First Time Home Buyers who are pretty special to me....my daughter and son-in-law. After renting a house for several years, like many other young millinieals they decided the time was right to purchase a home and take advantage of low interest rates.Follow their story from Contract to Close in the video below going through the 5 Steps of a Home Purchase!   I work w...

First time home buyers and investors are attracted to foreclosures and HUD Homes because the price seems like such a good deal. If you are a CASH buyer HUD Homes are a good deal if the return on your investment can be recouped with a "flip". As a Realtor in Lake Charles LA I find myself answering the same questions about HUD Homes over and over.Explaining to buyers that bids are submitted online through the HUD website.  2. Explaining to buyers that the property is Sold "AS IS" meaning its unlikely the Seller(Bank) will make any repairs. Sometimes in the disclosures the Seller will indicate a dollar amount $ held in Escrow for repairs, so in essence they are disclosing there are issues that will need to be repaired and/or the working order of the utilities etc.  3. Buyers will get an in...

When purchasing an older Lake Charles home (10 years or more) it is beneficial for a Lake Charles Home Buyer if a Home Warranty can be negotiated in the purchase and provided by the Home Seller. Summers here in Southwest Louisiana are just plain HOT and there is nothing worse than when your air conditioning is not cooling in 100 degree temperatures and humidity which is common here in Lake Charles LA.  An example of when a home warranty becomes beneficial and one thing that is usually covered by a standard home warranty policy is any "forced air" or Freon charges, issues with AC units or compressors which may require replacement. The only time the home warranty will not cover any replacement or repair would be if the HVAC service is determined to have been pre-existing. Keep in mind tha...

Southwest Louisiana celebrates Mardi Gras in style! Lake Charles is second in the state of Louisiana only to New Orleans that celebrates Mardi Gras with parades and many fun festivities. There are over 50 organized Krewes in Lake Charles. Lots of people who are not from Lake Charles ask me what a Krewe is. A Krewe is any group or organization of revelers that band together to host a Mardi Gras ball, ride on a Mardi Gras parade float and participate in social events throughout the year. Krewes usually have a Krewe Captain and/or founding organizer with a designated group of Board members who oversee the planning and behind the scene activities of the Krewe. Lake Charles Krewes are very family friendly and many of the socials during the year involve children of the Krewe members.During th...

Its my favorite time of year....Football season!  We have all been anxiously awaiting football season and the first LSU and McNeese State games opened with a matchup of these two Louisiana teams playing in Baton Rouge.  Lake Charles McNeese Cowboy fans showed up in style to support our home team as we traveled to Baton Rouge.  There is nothing more fun than a road trip right?   This road trip turned out to be more like a comedy scene from "Family Vacation".  Little did we know the sunshine would turn into rain clouds and we would only be in our stadium seats for a short time before the monsoon arrived and we fled in our rain ponchos!     We arrived to the LSU campus with the sun shining and  It did not take me long to find the "friendly blue and gold" tailgating spot!  The McNeese Alumn...

Real estate never sleeps, deals are made on weekends, after hours and holidays, thats just the name of the game. Even Realtors need to rest and renew from the busy schedules we keep.  I always feel guilty about taking a vacation and so I usually try to schedule a vacation when I anticipate that things may be slower or over a holiday period when the banks are closed.  Whatever clients I have under contract I leave in the care of my Broker who has the file and can tend to anything in my absence.  This year we decided to plan a vacation to Cabo San Lucas during the Memorial Day week.Cabo San Lucas is a beautiful place however data roaming and wifi are tricky to connect with your mobile devices!  In 7 days, I had an inspection, 2 closings, 2 new contracts and buyers wanting to view property...

What does Technology have to do with  real estate?  Realtor Magazine just featured an article on The Internet of Things.  Author, Meg White, shares "A growing web of connectivity among people, devices and homes will upend the way we interact with the world. "   I agree that  The term "Technology" is used rather loosely as a catch all phrase.  We live in a fast paced society and people typically want answers to their questions immediately!  Technology changes the way we do business and our lifestyle. What does Technology have to do with Real Estate?  MOBILEGEDDON AND GOOGLEGoogle just changed the way information will be ranked and search engine optimization of the way websites will appear.  Tech geeks referred to the implementation as "mobilegeddon"  which went into effect April 21, 201...

Is it a good idea or a bad idea to include your parents in your home buying process?RealtyTimes recently wrote an article addressing juggling the complexities of buying your dream home, and   keeping both your emotions and your parents' in check,  We all love and respect our parents, after all they have guided and supported us sharing wisdom.   Whenever a buyer decides they are ready to take the plunge into home ownership  Mom and Dad may want to weigh in on your decision.  Sometimes your opinions vs. their opinions will collide and add frustration to the home search process.  Mom and Dad typically will share how and when they bought their home and will probably think that housing today is just priced too high.  More than likely Mom and Dad purchased their existing homes several years a...

When working with residents relocating to Lake Charles and  meeting  clients moving to Southwest Louisiana I am frequently asked about "Things to Do in Lake Charles". Visitors quickly fall in love with our cajun food, festivals and traditions.  The people of Lake Charles have always known the value of locally sourced ingredients and down-home cooking in Southwest Louisiana which sets us apart with culinary delights. Our weather in Southwest Louisiana is mild so outside entertaining spaces can be enjoyed throughout the year and area  popular with with many homeowners   Holidays are special anytime and its not uncommon to find family and friends gathered together enjoying sampling the designated cook's cajun specialties. With the abundance of  of our streams, rivers and lakes nearby seafo...

Sometimes it becomes a necessity to sell the family home where a homeowner may have resided for several years.  When viewing  older  Lake Charles Homes for Sale  you may feel like you have stepped back in time!     Part of the life cycle  homeowners experience is when it becomes time to sell their current home where they have resided for many years. Many times  an elderly homeowner has made the decision to move  into an Assisted Living or  with  a family member. It is a difficult and emotional decision to make and I have experienced this season of transition personally with my own parents.   If an elderly homeowner is considering a move to an Assisted Living  in the  future its never too soon to begin thinking about selling their current home.  Its always good to know your options!    I...
