The Mississippi River Flows by the  New Orleans French Quarter       The Reason New Orleans was settled by the French in 1718 was its position and high ground on the Mississippi River. Today it is a must see place and it runs from Elysian Fields to Canal Street with plenty of access fromt he French Quarter.        This first photo is of the setting sun in the early evening. We are looking east but it is the West Bank of New Orleans. The Byater Neighborhood of New Orleans               The Bywater is that area between St. Claude Avenue and the Mississippi River. It runs from Franklin Avenue to the Industrial Canal near Poland Avenue.  Its an up and coming neighborhood with a lot of renovations and a demand area. The majority of condos in the area are going to be parts of doubles or buildings a little larger but few complexes.       Lets view the neighborhood and see what the homes and streets look like. French Quarter Condos and Balconies       French Quarter Balconies are one of the most sought out features of condos in the New Orleans French Quarter Condo Market.  The numbers do not show up in the square footage prices but they are worth thousands of dollars.  Its the feel and views to have a street balcony that tops the list. There are 2 types of balconies...The Gallery and a standard balcony. Many times they are just grouped togeather.       A Gallery is connected to the ground which allows them to be larger and have roofs. It was a real experience to be involved in the planning stages, conversion to condos, and the construction phase. The location was great and the experience was as well.       The condos were much like new construction as the bricks and some of the beams were the only old thing. Garden District Condos-New Orleans 1430 Jackson Avenue, 70130 Total Redo of a 50 year old apartment House in 2014   Condos at 1430 Jackson Avenue         The Condos were totally redone in 2014.  All the units were two bedroom units with garage parking on the first level.
