Lots of happy home sellers in Sudbury as the Spring real estate market arrived early and the number of single family homes sold was the highest since the peak in 2007. In March, there were 21 closed sales up from just 7 last year when we were still buried in snow! Median and average sale prices in March were higher than last year and although have not made it back to 2007 levels, the housing market in Sudbury is moving in the right direction! The current median list price in Sudbury is $768,500 compared with $862,500 last year at this time. The average list price is $885,045, last year it was $972,462. The single family home market in Sudbury MA has remained steady with 97 homes sold in Sudbury between January 1, 2011 and July 31, 2011; almost exactly the same number sold during the same period in 2010. Median and average sale prices were also very close; the median sale price was $637,500; the average sale price was $699,243. In July 2011 there were 23 closed sales; exactly the same as in July 2010. Lots of happy home buyers in Sudbury this month! Whether it was low interest rates, lower prices, pent-up demand from lack of inventory, or people realizing that there may never be a better time to buy, people who want to live in Sudbury stepped up and decided to make offers that sellers were willing to accept. After a challenging winter, homeowners who wanted to sell were finally able to put their houses on the market and inventory levels are close to what they were last year at this time; of the 151 homes currently listed for sale, 40 came on the market during May. Thirty-one of the 151 properties have accepted offers and are being shown for back-up waiting for contingencies to clear. There are also 22 sales pending. I grew up in Holliston MA. I have now moved back to raise my family here. It is a great town with great education and incredible community. It does lack a good Restaurant. So if you live in this area and you like history I recommend checking out http://www.wayside.org/. The wayside inn will give you a great dinning experience but also a relaxing place to communicate with your date. No rush to get in and out like so many restaurants today.
