Like many other areas of Baltimore, Roland Park has roots in history that date back before the Revolution. But unlike other areas, areas of this hilly section of Maryland are unchanged from those days. Though part of Baltimore City since 1918, sections of this neighborhood remain as they were when the land was granted to Charles Merryman beginning in 1703. Because of the rugged topography with deep ravines cut into the hills, much of the land in the north and west of Roland Park was never cultivated. It is still possible to find old growth trees here, alive since colonial times. The land passed through several families by inheritance and intermarriage until, in 1891, development of Roland Park began as a summer retreat for affluent city-dwellers looking for a cool alternative to the...

In many ways, Cheswolde is a typical Baltimore neighborhood. Located in the northwest part of Baltimore City. Cheswolde is a mixture of single-family detached homes and garden apartments, most built in the mid-20th century. Even so, the history of Cheswolde goes back to the early 1800's when land north of Western Run (a small river) was owned by Charles Carroll of Carrollton, a signer of the Declaration of Independence. A house said to have been Carroll's hunting lodge still stands at the northwest corner of Greenspring Avenue and Cross Country Boulevard.  In the first half of the 19th Century a grist mill operated near there on the Western Run. Later it was converted to snuff mill and operated until damaged by a flood in 1868. Western Run is still an important part of the Cheswolde nei...

Well I am certainly excited.  I think this is a wise move.  Baltimore is my favorite place, well outside of any tropical place that is, in the world.  Although D.C. seems nice too.  I have only one thing to say, "Jenna CALL ME,  I can pass a sensitive security check and help you buy your new home."  Jenna, check me out on my website http://www.buysellmel.com/About_Me/page_1393065.html Well besides wishful thinking on my part, I have to say that Baltimore is a great location as it is a hop, skip, and a jump from DC.  It has wonderful cultural, artistic, and educational events all the time.  Baltimore metro area is very multicultural/international.  NY is a little to big for me personally and Baltimore fits just right.  I have to say out of all the places I have lived (and believe me you ...

Recently I had a seller that was going to potentially list their property with us.  Sadly, her ideas regarding the property value were not in line with reality, and we were unable to help her (she listed with a competitor, and the home is still on the market...).  One thing that really struck me was that she was insistent that we did not install a yard sign.  She found us on-line, and although I appreciated the fact that she recognized all that we do in terms on internet marketing, I was baffled by the idea that she resisted the idea of a sign.  With ALL that we do on-line these days, the hours we spend making sure that our listings get in front of the right audience, how could you have issue with the old fashioned yard sign?  They still make the phone ring, and right now, that's a pret...

If you don't live in Baltimore's Charles Village, you may be missing out on some great eats. City Paper just released a dining guide yesterday, so I suggest you grab a copy of the free paper (located on just about every Baltimore block it seems) before the week is out.  Okay, here's where Staging Girl goes to grub:THAI RESTAURANT3316 Greenmount Ave.Baltimore, MD 21218(410) 889-6003 This establishment really needs no introduction, as it's got Zagat raters and a slew of local press drooling already. This namesake (literally) Thai eatery is really in the Waverly neighborhood if you ask me, but it was featured in the dining guides Charles Village listing, so it's getting dropped in this review! (Although their online review says it's in Waverly...but I'll just chalk it up to the fact Baltim...

The spring market is actually heating up. And with all of the bad news in real estate nationally, here are two pieces of critical GOOD news: 1. Baltimore showed a net increase of 2.1% in prices for 2007 (according to Zillow) 2. Baltimore falls in tier 4 of the PMI Group's national assessment of Real Estate Economic Trends...which means there is only a 10-20% chance that real estate prices will fall lower in Baltimore in the coming year. There are many MSAs who would like to be able to say the same. Baltimore, MarylandNew Listings - 403Total Number of Active Listings - 5000+Homes that went under contract - 153Settled Sales - 105

This one has been a long time coming! I'm sure most of you have heard of Results 1 Realty. Their office is right by my house in Pigtown and I've been talking to them for the better part of a year about the beauty of online advertising. I finally got the OK for a little test run and I'm sure the results are going to be amazing. Most of their listings are in Baltimore and under the $300k mark, which is a very popular combination with our readers. They are also very good about making sure every listing has lots of photos, which is another thing our users look for. If you want to check out their listings, just click on the logo below. And if you want more info on getting your listings online, just shoot me a quick email or comment. [Your browser does not support frames or is currently confi...

New City Partners, a Baltimore based developer is said to be buying 2.5 acres of land from the Baltimore and Ohio Museum to build 99 townhomes and condos as part of a "work force" housing project.  This was announced to the public a couple weeks ago along with their other plans for some commercial development in Washington Village. The same group is also said to be emarking on a project to revitalize the ailing Washington Blvd corridor too.  The City of Baltimore selected New City Partners winning bid for a large commercial property on the 700 block of Washington Blvd and they plan to have one or two first floor restaurants with apartments or condos on the upper floors. This is all great news for the residents of Pigtown or as newcomers would call it "Washington Village".  Washington Vi...

Charles Village is one of my favorite neighborhoods in Baltimore. I actually have a happy hour coming up next week at the Brewer's Art. Too bad I'm not into independent films though. Maybe one of these days I'll make the move, but for now at least I get to drive through it every day on my way to work. Here is the Charles Village page on Baltimoresun.com. It is constantly updated with new articles, so keep checking back if this is a neighborhood you're interested in. I'd be interested to hear what you think about the area or our coverage of it, so don't be shy about leaving a quick comment. By Nick Gestido | Special to baltimoresun.com From high atop Brewers Hill, the neon face of Mr. Boh looks down across the tops of rowhomes and warehouses to the waterfront along Boston Street. The famous Baltimore icon has a fantastic view of Canton, a happening hotspot in southeast Baltimore. Once a booming hub of industry, Canton is now a trendy area for young urban professionals. Instead of foundries, warehouses and wharfs, you will now find a variety of restaurants, bars and nightclubs along the streets of Canton. The neighborhood is a melting pot -- a mixing of its industrial, blue-collar roots with the new "executive" face of the community. There is no better example of this blending than the American Can Company on Boston Street. Once a large canning facility, the rehabbed buildi...

My favorite place in Baltimore City is in the 21209 ZIP code. That would be my house, of course. But besides having HomeRome's home, 21209 includes many of the things that make Baltimore attractive. Mount Washington is in the northwestern part of the city, and combines many of the pleasures of country living with easy access to the attractions of downtown Baltimore by way of the Jones Falls Expressway and Maryland's light rail system. The area is home to some 1,600 residences from 100-year-old mansions to modern condo developments. If you're looking for Georgian and Victorian architecture, this is a good spot to visit. Though it is now within the city limits, Mt. Washington began in the mid-nineteenth century as a place to escape Baltimore's oppressive summer heat. When the city became ...

I believe one of the hardest aspects of selling a house is pricing.  I know agents reiterate the importance of appropriate pricing to their clients for quick and fair sales; however, the problem is most of the time the clients are not listening.  It is time for the client to start listening.  The current housing market is tough but I do not believe that the sky is falling or spiraling downward to our doom.  Despite what the newspapers say, houses are still selling.  This past Wednesday I went out to see some properties during the broker open's.  There was an open around the corner from where I live and was a house I wanted to see.  From the moment I walked into the house I felt that it had good bones and an inviting feel.  I said hello to the agent and the first words the agent said wer...
