Appraisers Need the Help of Realtors! That is exactly what an appraiser said at a recent panel discussion I attended last week. Contrary to opinion that appraisers are unreasonable or just mean and out to get us, they are relying on us as professionals who know much more about the homes we have listed, the comparable sales, and the area the subject property is located in. The appraiser meets us at the house for 20-30 minutes and never physically sees any of the comparable sales of homes we go into and show to buyers.   This gentleman pointed out that there must be complete transparency as set forth in federal guidelines as Banks and Loan Officers cannot have any direct contact with an appraiser, or any knowledge of who the appraiser is until they actually receive the appraisal in hand. ...

 Top 'O The Mornin' to You From Carroll County Maryland!   When I was a child I was told there was a wee bit of the Irish in me, so last year I got on a kick with my Family Tree to see what I could find. My great Grandmother was born a Dougherty and I was happy to find that through her Father, Nathan Dougherty, others had already traced the Dougherty line in my Family as far back as five generations to Liam Dougherty in the 1600’s.    I learned my GGG Grandfather was Capt. William J Dougherty, born in Letterkenny City, County of Donegal, Ireland. Mr. Dougherty served in the late war from Oct 5, 1861 to Sep 18, 1862, in Co. K, 62 OVI. Spring Forward! Chirp, Chirp, Chirp Your Hearing May Not Be Birds.   If it’s coming inside the home you just bought and you can’t figure out what that chirping is your smoke detectors are warning you to change the batteries. Since it is best to change batteries every 6 months, remember to do it in the spring and fall when you change the time on your clocks.   According to the U.S. Fire Administration the average life of a smoke alarm is 8-10 years. I just returned from Dallas TX for our company’s annual convention with 5 days of awesome training, a celebration of our 30 year anniversary, and a keynote speech by the financial guru Dave Ramsey. Every year Gary Keller gives his Vision Speech packed with useful data that can be used to educate buyers and sellers about the current real estate market in the USA and Canada. Eldersburg, Maryland in Money Magazine's Top 100 Places to live!Money Magazine says Eldersburg, Maryland is in the Top 100 Places to Live in America. Many years of development has changed this community, however, today it remains a wonderful place to raise a family. Along with big box stores, local fruits and vegetables are sold along the road side and agriculture is strong here. Live stock is regularly seen by any traveler of our roads no matter if by truck, tractor, bus, motor bike or on foot. Cows, sheep &  horses are found peppered throughout the community. Eldersburg in Southern Carroll County is a Great Place to Live.
