Some of my radio listeners have asked about this concern. They have heard ads warning that their homes can be stolen right from under their noses. The solution, the ad says, is to buy title lock insurance.” What exactly is this service? Is it something you need to keep your home safe from property thieves? Are other safeguards already in place to protect the deed to your home?Q: What is title lock insurance?A: First, title lock insurance is not title insurance. These are two very different things. Title insurance protects real estate purchasers and lenders from losses arising after a real estate settlement resulting from unknown liens, encumbrances, or other defects on the title that existed before settlement. Title lock insurance – not insurance of any kind – claims to protect you aga...

Hot Tips for a Cool Fireplace: Keep It Safe and Toasty!Fireplaces are awesome! They make your home feel cozy and warm and are perfect for snuggling up with popcorn, a good book, or a movie.  But it would be best if you cared for them so they're safe and working well.  Sometimes, the chimney can get clogged up with soot and creosote, so it's best to have a professional clean it. You should also check that the chimney caps and screens are in good condition to keep out water and critters. When using your fireplace, make sure you're burning dry and seasoned wood, and always keep an eye on the fire. It's also important to have the damper open and working correctly so the smoke can escape. Glass doors with heatproof glass are a good safety feature, and you can even get a fan or blower to help...

When working with a seller, it's essential to understand their motivation when buying or selling a home. In some cases, a reverse contingency can be helpful when a client is concerned about making two separate moves. This allows the seller to find the home of their choice within a short amount of time after an offer is made. As a real estate agent, it's essential to ask the right questions and understand your client's needs to provide the best possible service.

I understand that "Artificial Intelligence" may not sound appealing to everyone. The acronym AI doesn't sound right to me and makes me feel like it's something I should avoid. The name seems to be a bit misleading and wrong. We all desire accurate information and access to the latest programs to save time and make work more enjoyable. Sometimes, we need to create graphics or use programs like iPiccy, Grammarly, and GPS to reach our destination faster. But we shouldn't try to do everything at once. While we receive numerous emails daily promoting the latest AI courses, the technology is not new anymore. Learning must be enjoyable and relevant to each individual's needs rather than a complete course on a particular subject. I didn't have to understand how a computer operates to send an e...

Our contest this month is about the pros and cons of AI.AI: The Assistant We Didn't Know We Needed (But Can't Live Without)  Over the years, I have unknowingly utilized the power of artificial intelligence. I realized I was using AI only recently, and now I am excited to learn more about its potential.I have used programs to check my spelling and point out mistakes. But recently, it has also been helpful when writing, as I can ask for improvements, shorten or lengthen sentences or paragraphs, and adjust the word count to meet specific requirements for articles or posts. Learning from AR members has been the motivating factor. And I am excited to learn more. I loved it when Debe Maxwell, CRS, said she wrote an MLS listing description and then asked AI to create another half a dozen. I wa...

Real Estate From A to ZI was recently asked what one thing could make someone more successful in the real estate business. Many things could help, such as being open to learning, taking classes, and listening to other successful professionals. In my case, I have found that a combination of techniques works best for me. Some of these techniques include AR blogging since 2006, meeting and sharing with Realtors® and real estate professionals, and advertising my unique homes. Additionally, I have a weekly Zoom meeting with real estate pros from all over the country and a weekly radio show.  "I believe that there is no single solution to success in real estate, but rather a combination of creativity, experience, consistency, and hard work. I consider myself fortunate to work with unique buye...

My mother was an extraordinary woman who faced so many challenges in her life. She came to the US from Germany at age 21 without knowing anyone or speaking English. At 39, she became a widow and was left to raise her two children while running a restaurant in Virginia. She worked tirelessly every day, from early morning until late at night. Despite the difficulties she faced, she was loved and admired by everyone in town for her hard work and determination.  When I moved her to Baltimore, she quickly became involved in the community. She gave generously to charity and people in need, never considering her actions as gifts because they didn't cost anything. Her selflessness and kindness were infectious, inspiring others to do the same.  And despite her struggles, my mother's kindness and...

As we approach the New Year, it's important to remember the season's true meaning: expressing appreciation through acts of kindness. I'm calling people who relocated to new residences in the past year.Even though it is a small gesture, it can mean a lot to someone to know that others are thinking of them during the holidays.Someone I helped recently sent me the following message''Good morning HomeRome. How’s Baltimore’s finest realtor doing today? It’s beyond words the level of gratitude and excitement that I’m experiencing in our new home. It’s absolutely overwhelming the level of joy, happiness and success that I feel. Super Bowl Sunday in February will mark the one-year anniversary and the amount of work that our family has invested in transforming this into our forever home is somet...

On Thursday, I had an appointment to see a home and discuss the possibility of selling it. We hit it off, and I got a signed listing that day. The next afternoon, I wrote a blog post and went live on the MLS.Within minutes, an agent called to buy the property sight unseen. They emailed details and promised to send a signed offer the next day by 6 pm. True to their word, the offer arrived on time. I planned to share this new listing on the radio show, but it was TOO LATE! We received a verbal offer in 10 minutes and a ratified contract 24 hours later, proving real estate can defy the odds because  'Nothing happens in December.'Congratulations to my seller and the buyers. Thinking of selling your homeCall Margaret Rome

I have been fortunate to mentor other agents by sharing my experience through the Rain and on my weekly radio show. Our real estate industry has two types of agents: the ordinary and the extraordinary. The difference between the two is often a matter of mindset and approach. The former blame external factors for their lack of success, using excuses such as "No one is buying now!" or " The rates are too high," ''There is no inventory,"  or ''It's that time of year''. To be an extraordinary agent, you must believe in yourself and your services. You have to do and prioritize benefiting others over income. Adversity is a potential opportunity to continually train, evolve, and be flexible enough to adapt to change and think outside the box. Act instead of reacting and have the courage to take ...

Watch out for a few bumps along the way.If you plan to buy or sell a house, keep a few things in mind to ensure a smooth transaction. Navigating the real estate market can be a bit tricky. One of the biggest challenges you might face is contingencies in the contract. For example, if the person buying your house is waiting for mortgage approval and their application falls through, it can cause a delay in your sale. Similarly, if the property inspection reveals any significant issues, it can cause turbulence in the transaction. But don't worry. We can work together to determine the best action in these situations. Another issue can arise if the house doesn't appraise for the agreed-upon sale price or if there are title issues, like liens or other defects. These can also cause delays or eve...
