  A potential Lease/Purchase Agreement (anywhere, USA)         Here are the facts: Credit and references will be reviewed after we have a lease and purchase contract executed. They prefer to lease because the client is self employed.  The tax returns always show a small income. They do have money for this home. A couple of Blog posts ago I put the question out there:Since home buyers love to look at photos on the Internet and many buyers eliminate homes without photos is it appropriate to put photos of homes that need lots and lots of TLC? The trend of the comments was:  Yes, it was a good idea to put photos of the house as it exists in the marketing materials.  The concept is to keep from wasting the time of both the potential buyer and the Realtor.  Who wants to go to a house that needs a lot of work when the buyer isn't really up to it?  The thinking is that if the photos tell the story, the Seller might just get the right buyer earlier rather than later. Rockville MD 20850 Real Estate - Montgomery County   If you are planning to purchase or sell a home in the area, you will want to know the trends of the market. The following report is for the past month and the statistics are compared with the same month last year. There were 131 active listings of homes for sale in the zip code during the month. There were 20 new listings and 24 went to pending new contracts. The sold dollar volume was up 39.18% from last year.  The number of homes sold was 32 from 23 last year. The average days on the market was 52 days from 85 days last year.  The average sale price was 94.18% of the average list price. The median sold price was $424,000.
