During October 6 homes were sold in the town of Harpswell Maine. This is a 33% decrease in the number of sales compared to Oct. 2010, and 45% decrease month over month, although Harpswell’s limited inventory gives a small sample size. Inventory is down slightly month over month. The average price of Harpswell Maine homes increased year over year from 320K to 411K. Given this extremely small sample size it is challenging to discern a true trend, but overall the market remains stable and healthy for this time of year.  The Harpswell ME real estate markets posted strong results in August with 9 transactions taking place at a median price point of 275K after sitting on the market for 106 days. This represents a 50% increase from August 2009 in transaction volume and a 27% decrease in median pricing.  For the month ending Feb 2010 Harpswell saw 2 transactions occur at a median price of 410K. This contrasts with 4 transactions occurring at a median price point of 350K in January 2010 and 3 homes selling at 305K in Feb 2009. This mid coastal real estate market continues to remain sluggish, but hopefully with continued regional stabilization it will see improvement like the rest of the region helped along by Maine first time home buyers and historically low interest rates. Thus the mid coastal maine real estate market has perhaps one of the worst years in its history as Phippsburg and Georgetown Maine, the next 2 peninsulas up saw no transactions occur as well.
