During October 6 homes were sold in the town of Harpswell Maine. This is a 33% decrease in the number of sales compared to Oct. 2010, and 45% decrease month over month, although Harpswell’s limited inventory gives a small sample size. Inventory is down slightly month over month. The average price of Harpswell Maine homes increased year over year from 320K to 411K.  The housing markets of Harpswell, Maine saw 7 transactions take place at a median sales price of 290K in May 2011 compared with 4 homes selling at a median sales price of 321K in May 2010. Given this extremely small sample size it is challenging to discern a true trend, but overall the market remains stable and healthy for this time of year.  The Harpswell ME real estate markets posted strong results in August with 9 transactions taking place at a median price point of 275K after sitting on the market for 106 days. This represents a 50% increase from August 2009 in transaction volume and a 27% decrease in median pricing. Home values for the most part have stabilized and one reason for this larger price swing is the lack of a larger overall amount of properties sold. Another misty and picturesque low tide looking out to Middle Bay in Harpswell Maine. Harpswell is a small town of about 5000 residents in Southern Maine and is comprised of two peninsulas and several islands.  Originally a fishing and lobstering community, it is also the summer home of many vacationers.  With a mix of farms, camps, and seasonal as well as year round oceanfront homes, Harpswell still has a thriving working waterfront community.

 For the month ending Feb 2010 Harpswell saw 2 transactions occur at a median price of 410K. This contrasts with 4 transactions occurring at a median price point of 350K in January 2010 and 3 homes selling at 305K in Feb 2009. This mid coastal real estate market continues to remain sluggish, but hopefully with continued regional stabilization it will see improvement like the rest of the region helped along by Maine first time home buyers and historically low interest rates.  The residential real estate markets of coastal Harpswell Maine saw 4 transactions take place at a median sold price of 350K and a median days on market of 106 in January 2010. This contrasts sharply with no homes having sold in January 2009 and up 100% from 2 selling in December 2009. Median prices month over month were up 23%, but given the small sample size a discernable pattern is hard to discern without looking at a bigger year over year analysis.  For the month ending May 2009 the coastal peninsula of Harpswell Maine saw 6 transactions transpire at a combined median price of 290K after sitting on the market for a median of 186 days. In May 2008 transaction volume was similar with 7 transactions at a median sales price of 320K after sitting on the market for a median of 89 days. The current inventory level is at 109, up from 77 in February.  For the month ending January 2008 the Harpswell Maine real estate markets saw no transactiong occur. Ouch!! This contrasts with 4 transactions at an average price of 747K in January 2008. Thus the mid coastal maine real estate market has perhaps one of the worst years in its history as Phippsburg and Georgetown Maine, the next 2 peninsulas up saw no transactions occur as well. Harpswell Maine real estate had a slow December with 3 transactions taking place at an average sold price of 140K compared with 5 transactions a year. Pricing is very low for this waterfront real estate community given the lack of buyer interest in high end pricing. The current Harpswell residential inventory level is at 84 homes on the market.
