If you have been looking for a lake condo in West Bloomfield or Bloomfield you are probably learning that there are very few lakefront condos on all sports lakes in Oakland County.  Especially if you are looking for a lake condo that had a dock.  Sometimes lake condos have a docking area for the residents to share or there are other condos that actually have a deeded dock that comes with the condominium.  If you are a buyer and have a boat these are important factors to consider when buying a lake condo.Most lake condos in West Bloomfield, Bloomfield Twp, and Bloomfield Hills are on non all sports lakes.  What that means is they are paddle boat, kayak, swimming, or row boat lakes.   Power boats and jet skis are not allowed on non all sports lakes.  Currently there are only 2 lake condos...

Lower Long Lake in Bloomfield, Michigan is one of the larger lakes compared to so many in Oakland County. The lakefront properties have 125' to 294' of lake frontage. It is a private all sports lake with size 190 acres. No public or beach access. Lower Long Lake in Bloomfield, Michigan prices will be more expensive. Bloomfield Township homes are more expensive than surrounding communitess because of the schools system and the prestige of the area. Here is the latest update for Oakland County Michigan.  As you can see the home market has picked up at least in the number of sales in Oakland County.  But even with all the sales home prices are down form the year before.  What that tells me is that the Oakland County real estate market still has not recovered.  It means Oakland County homes are selling quicker and are not dropping as quick as the year before. Look at how much the 2009 year to date Median prices have dropped from 2008.   So even though more houses are selling home prices really haven't taken off.   I don't think they will until we get more jobs in the metro Detroit area.  But even though the market is low you may still have to pay list price or higher to get your home . Trends in Decorating come and  Decorating trends go   Dark Paneling is one Decorating Trend that I'm happy to push out of the way.   1960s Family Room was so dark that it was was like a dungeon.  Dark interior shutters complimented the walls.   This house was like a stroll down memory lane.  See the square thing in the wall just left of the door frame? It was a speaker and intercom system for the house.  It had TUBES in it. The painting is finished and the dark shutters and window frames are gone. Staged and ready to go The room feels so much more welcoming and warm now. Trends in Decorating come and  Decorating trends go and this one I'm happy to see go

Over a year ago I heard about the program called Photosynth and thought that I would play with it. Well, I wasn't impressed and haven't done anything with it since. Now that members have gone to camp and renewed my interest in it I thought, well, I just might try it again. No way can I let them get ahead of me.   This is my winter back yard.  No flowers blooming and, much to my delight, there is no snow.   I have yet to figure out how I'm going to use this in my staging business. Recently I heard another agent yelling on the phone with a loss mitigation rep for a short sale. She was screaming “you better take this offer or your bank will go under and you’ll be out of a job”. Well in a few weeks, the home was foreclosed on and the agent was out of a sale. It is not their fault that the mortgage terms were unfair, or that borrower can not pay the loan anymore, they are just hired to make the best of the bad hand that was dealt. They do like being yelled at, criticized, or bad mouthed for things out of their control. They, like us represent a client, “the investor” and they have plenty of job security, so if your short sale is rejected because you treated them like a bat boy in a farm league, they’ll still have a job.
